About The Position

The Estimator is responsible for developing accurate, competitive, and thoroughly vetted cost estimates for ground-up multifamily, senior living, and mixed-use construction projects across Forge Construction's pipeline. Working closely with Preconstruction, Development, and Vector Design Group, the Estimator translates conceptual designs and construction documents into reliable budgets and bids at every project stage — from early feasibility through GMP and buyout. This role is critical to Forge's ability to win work, protect margin, and set projects up for successful execution in the field.

Requirements

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field, or equivalent industry experience.
  • Strong quantity takeoff and cost estimating skills across all major trade divisions.
  • Proficiency with Microsoft Excel.
  • Ability to read and interpret architectural, structural, civil, and MEP construction documents.
  • Strong organizational skills and the ability to manage multiple bids and deadlines simultaneously.

Nice To Haves

  • Experience with ground-up wood-frame and podium-style multifamily construction.
  • Familiarity with procurement/estimating platforms (e.g., Procore, Sage Estimating, or similar).
  • Working knowledge of LIHTC or other affordable housing program requirements.
  • Existing subcontractor and supplier relationships within the Louisville / Kentuckiana market.
  • Experience in commercial construction; multifamily, senior living, or mixed-use experience strongly preferred.

Responsibilities

  • Perform detailed quantity takeoffs from drawings, specifications, and 3D models across all trades and phases of construction (site work, structure, envelope, MEP, interiors, and amenities).
  • Prepare conceptual, schematic, design development, and construction document-level estimates, escalating accuracy and detail as design progresses.
  • Develop and maintain unit cost and historical cost databases from completed Forge projects to improve estimate accuracy over time.
  • Identify and price scope gaps, allowances, and contingencies, and clearly document assumptions and exclusions in every estimate.
  • Prepare and issue bid packages, scopes of work, and invitations to bid to qualified subcontractors and suppliers.
  • Lead pre-bid meetings and site walks, and respond to subcontractor RFIs during the bidding period.
  • Solicit, level, and analyze subcontractor and vendor bids to ensure full scope coverage and competitive pricing.
  • Maintain and expand Forge's subcontractor and supplier database, including prequalification and performance history.
  • Partner with Development, Vector Design Group, and Forge's operations teams to identify value engineering opportunities that maintain design intent while controlling cost.
  • Support GMP development and contract negotiations, including reconciliation of design changes against approved budgets.
  • Track and communicate cost trends across the market (labor, materials, subcontractor pricing) that may affect active or upcoming bids.
  • Support the buyout process by reconciling awarded subcontracts against the estimate and flagging variances.
  • Assist in the transition of awarded projects from Preconstruction to the field operations team, ensuring budget intent and scope carry through cleanly.
  • Participate in project turnover meetings to communicate estimating assumptions, risks, and opportunities to the project team.
