About The Position

The role of the Preconstruction Estimator is to perform quantity survey, subcontractor solicitation, and bid leveling to support an accurate, cost effective, timely, and professional preconstruction services delivery. The ideal candidate thrives in a fast-paced, customer-centric environment, along with balancing multiple priorities and responding to internal and external customer needs.

Requirements

  • Bachelor’s degree in Construction Management, Engineering, or Mathematics related field.
  • 3+ years construction experience.
  • Minimum of 3 years of experience in the multi-family design & construction industry
  • Knowledge of construction industry terminology and documents.
  • Prior experience with preconstruction software, such as On-Screen Takeoff, Smartbid Net, Timberline, and Bluebeam.
  • Proficiency in MS Office Suite and spreadsheet packages.
  • Strong work ethic.
  • Superior communications and organizational skills.
  • Demonstrates willingness and ability to work collaboratively and cross-functionally to obtain information or solve problems in support of the team’s goals.
  • Assesses priorities and competing demands and adjusts allocation of time and resources to increase efficiency and effectiveness.
  • Demonstrates a positive and professional attitude, maintaining composure under pressure.

Responsibilities

  • Thoroughly review & interpret project documents (plans, specifications, geotechnical reports, etc.) for constructability, alignment with JPI standards, and cost effectiveness.
  • Effectively communicate modifications needed to project documents and ensure documents are updated prior to construction start.
  • Complete detailed & accurate quantity takeoffs.
  • Develop project-specific scope sheets in collaboration with the project manager to ensure that bids include a complete scope of work that carries throughout the life of the project.
  • Scoping of trade partner proposals against the construction documents.
  • Identify and solicit trade partners for various preconstruction pursuits and ensure adequate coverage in each scope of work.
  • Prepare & issue trade partner bid solicitations and track receipt of proposals.
  • Communicate with trade partners regarding involvement/interest in preconstruction pursuits and diligently follow up to review project scope and pricing prior to bid day.
  • Track market pricing to establish commodity/labor trends and escalation.
  • Establishing historical unit pricing by CSI Division.
  • Act as a representative and advocate of JPI’s Culture and Guiding Principles.
  • Actively represent JPI in the design and trade partner communities.
  • Provides timely and effective communication via email, telephone, etc., to internal staff and external customers and trade partners.
  • Update and maintain the trade partner master database information.
  • Attend project design meetings, as needed.
  • Provide input/feedback on value analysis items.
  • Other duties as assigned.
