About The Position

The Estimator – Advanced Facilities & Controlled Environments is responsible for leading all preconstruction and estimating activities for technically complex construction projects throughout the United States. This position develops accurate and competitive cost estimates, budgets, proposals, and pricing strategies for projects involving cleanrooms, dry rooms, semiconductor facilities, advanced manufacturing plants, pharmaceutical and life sciences facilities, mission critical environments, and data centers. The Estimator works closely with clients, design teams, vendors, suppliers, subcontractors, and operations teams to develop winning project solutions while supporting the successful transition of awarded projects to project management and field operations teams. A strong background in Metal Studs and Drywall Commercial construction is a plus and translatable to this position - candidates from highly reputable Commercial Construction Self-Perform Interiors Companies are encouraged to apply.

Requirements

  • Minimum 5-10 years of construction estimating experience.
  • Experience estimating commercial, industrial, manufacturing, mission critical, or specialty construction projects.
  • Strong knowledge of construction means and methods.
  • Ability to interpret construction drawings, specifications, and contract documents.
  • Strong understanding of project budgeting, conceptual estimating, GMP development, and bid management.
  • Microsoft Excel (advanced proficiency).
  • Microsoft Office Suite (Word, Outlook, PowerPoint).
  • Bluebeam Revu.
  • On-Screen Takeoff (OST) or equivalent takeoff software.
  • Experience reviewing BIM/VDC models and digital construction documents.
  • Experience with cloud-based project collaboration platforms.
  • Strong attention to detail and accuracy.
  • Strong analytical and problem-solving abilities.
  • Ability to manage multiple bids and deadlines simultaneously.
  • Ability to identify cost-saving opportunities and project risks.
  • Excellent verbal and written communication skills.
  • Ability to present estimating information clearly to clients and leadership.
  • Demonstrated commitment to safety and risk management.

Responsibilities

  • Prepare conceptual, schematic, design-development, and hard-bid cost estimates.
  • Perform detailed quantity takeoffs using construction drawings, specifications, and BIM models.
  • Solicit, evaluate, and compare subcontractor and supplier quotations.
  • Develop detailed bid analyses and estimate recap summaries.
  • Create bid proposals, pricing packages, and scope narratives.
  • Identify project risks, exclusions, assumptions, and opportunities.
  • Develop value engineering recommendations and alternative construction approaches.
  • Maintain cost databases and historical estimating information.
  • Participate in preconstruction meetings, design reviews, and client presentations.
  • Assist with contract review, scope clarification, and proposal negotiations.
  • Develop project budgets and conceptual pricing models.
  • Analyze market trends, labor productivity, material pricing, and procurement risks.
  • Evaluate subcontractor coverage and scope completeness.
  • Prepare cash flow and procurement projections when required.
  • Support project teams during estimate handoff and budget establishment.
  • Prepare estimates for cleanrooms, controlled environments, semiconductor facilities, pharmaceutical facilities, advanced manufacturing plants, mission critical environments, and data centers.
  • Review architectural, structural, mechanical, electrical, plumbing, process utility, and specialty systems.
  • Understand contamination control requirements and specialized building systems.
  • Evaluate constructability and execution strategies unique to technical environments.
  • Support business development and client pursuit activities.
  • Participate in client interviews and proposal presentations.
  • Build relationships with subcontractors, suppliers, and industry partners.
  • Communicate estimate assumptions, risks, and recommendations to leadership.
