An Escrow Officer functions as an Administrative Assistant within the Real Estate industry, primarily supporting a Senior Escrow Officer in the daily tasks and activities required to bring a transaction to the closing table. The escrow team, comprising a Senior Escrow Officer and an Escrow Officer, collaborates with buyers and sellers to ensure all components of a real estate transaction are finalized before closing. This involves verifying property ownership, identifying any encumbrances such as tax liens or outstanding loans, and informing buyers of legal or contractual obligations like restricted development rights or Home-Owners Association (HOA) membership. The Escrow Officer guides the entire process from the initial "taking of the order" through to the property being "cleared to close." While the Senior Escrow Officer oversees the entire process, the Escrow Officer is involved at nearly every stage, ensuring no steps are overlooked. Furthermore, if the Senior Escrow Officer is absent, the Escrow Officer is fully knowledgeable about all transaction steps and can step in to complete necessary tasks.
