About The Position

This role is responsible for leading the direction, completion, and outcome of assigned building assessment projects and related services, adhering to ASTM standards and client-specific scopes of work. The position requires knowledge of buildings, construction, and technical standards, involving discussions with site contacts and municipal facilities. The Project Assessor will travel to client project sites across the U.S.

Requirements

  • Bachelor's degree (B.A. or B.S.) from a four-year college or university in a related field, or a minimum of three years of related experience.
  • In lieu of a degree, five years of related experience and/or training, or an equivalent combination of education and experience.
  • Valid driver's license with no significant MVA points/violations (clean driving record).
  • Proficiency in operating a computer, including knowledge of word processing, spreadsheet, and project management software (Quire, AssetCalc, Microsoft Suite, and other business-specific applications).
  • Ability to operate an electronic tablet in the field for live data collection.
  • Understanding of construction materials and methods, environmental concerns, cost estimating, and industry standards.

Responsibilities

  • Conducts client-facing on-site assessments and prepares written reports detailing findings, including Property Condition Assessments, Phase I Environmental Site Assessments, asbestos/lead/radon sampling, seismic reports, structural surveys, roofing surveys, ADA checklists, pre-construction document reviews, and construction monitoring.
  • Reviews previous assessment reports, historical, and regulatory records for the property and surrounding area, reporting data in accordance with ASTM criteria and client's scope of work to identify historical property use.
  • Communicates with local Building, Zoning, and/or Fire Departments to determine outstanding violations or required corrective actions.
  • Travels by plane, motor vehicle, or train (50% of workweek) to client sites across the U.S., with common travel patterns including one day on-site followed by one day at home. Overnight stays and weekend travel may be required.
  • Manages project-by-project communication with the leadership team, providing updates on actual or potential issues and report delivery timelines.
  • Conducts various building assessments such as Property Condition Assessments, Phase I Environmental Site Assessments, asbestos/lead/radon sampling, Seismic Reports, structural surveys, roofing surveys, Facility Condition Assessments, energy audits, accessibility assessments, mechanical equipment evaluations, Industrial Maintenance Operations & FLS Assessments, ADA checklists, pre-construction document reviews, construction monitoring, desk reviews, report reviews, and/or document review.
  • Performs physical surveys of major building equipment and systems (mechanical, electrical, and plumbing), structure and foundations, interiors, exterior walls, windows, roofs, and pavement.
  • Observes accessible mechanical systems, components, equipment, and conditions to identify significant physical deficiencies.
  • Obtains measurements and quantities to justify estimated costs for repairs, replacements, and reserve expenditures.
  • Interviews owners, tenants, service providers, local government agencies, and other knowledgeable individuals.
  • Provides photographic documentation of the site.
  • Prepares written reports using electronic devices, accurately describing on-site findings and considering specialized client scope requirements.
  • Leverages professional/technical expertise and judgment in developing project plans and assessments.
  • Reviews pertinent property records, including leasing literature, repair receipts, proposals, operating expenses, and construction drawings.
  • Reviews repair/improvement costs incurred by tenants/ownership and relevant documents such as certificates of occupancy, maintenance reports, elevator safety reports, Building and Fire Department reports, and warranty information.
  • Acts as a technical lead, providing guidance and technical direction for specialized projects and protocols.
  • Meets or exceeds performance objectives for productivity and report quality.
  • Protects operations by keeping company information confidential.
  • Delivers outstanding customer service through timely response and proactive solutions.
