About The Position

Grey Barn is seeking an Enhancement and Install Sales Manager for commercial landscaping projects in Northwest Arkansas. This role focuses on selling projects profitably by clearly defining scope, accurately estimating costs, and ensuring deposits are collected before work begins. The ideal candidate will have a strong understanding of gross profit, change orders, and job closeout, with a proven track record in B2B sales, particularly in construction, landscape, or commercial accounts. This is a field-based, full-time position requiring significant time spent walking commercial properties. The company emphasizes a culture of accountability, continuous improvement, and teamwork, with a focus on building long-term customer relationships through high-quality project execution.

Requirements

  • 5+ years of B2B sales, construction sales, landscape sales, project sales, or related commercial sales experience.
  • A proven track record selling at least $1,000,000+ annually in projects, services, construction, landscaping, or commercial accounts.
  • Experience managing project pipelines.
  • Working understanding of gross profit, deposits, change orders, and job closeout.
  • Strong estimating, proposal, scope, and follow-up discipline.
  • Ability to sell profitably, not just generate revenue.
  • Comfortable walking commercial properties in all weather.
  • Valid driver's license and reliable transportation.
  • Ability to travel throughout Northwest Arkansas.
  • Located in Northwest Arkansas, or willing to relocate before starting.

Responsibilities

  • Prospect for commercial project opportunities across Northwest Arkansas.
  • Build relationships with commercial property decision makers, owners, and managers.
  • Keep an active project pipeline that can absorb a slow month.
  • Identify maintenance opportunities from project customers and pass them to the maintenance team.
  • Walk commercial properties and identify improvement opportunities (e.g., drainage issues, dying beds, tired entrances).
  • Turn observations into specific, sellable projects.
  • Bring ideas to customers who were not planning to spend anything.
  • Scope project needs clearly and in writing, including quantities, materials, exclusions, and access.
  • Prepare accurate estimates using real material and labor costs.
  • Present professional proposals that a decision maker can approve without a second meeting.
  • Explain change order expectations before the job starts.
  • Target 40%+ final gross profit on sold work.
  • Protect margin through clear scope, correct pricing, and disciplined change orders.
  • Push back on scope creep instead of absorbing it quietly.
  • Collect the deposit before work is scheduled, every time.
  • Follow the billing structure for the project size.
  • Track deposits, change orders, and closeout status.
  • Ask for money without flinching, in person, as a normal part of the process.
  • Coordinate clean handoffs with production, communicating scope, site access, materials, and subcontractor needs.
  • Stay reachable while the job runs.
  • Own the closeout of the project.
  • Maintain accurate opportunities, proposals, project stages, deposits, and change orders in the CRM.
  • Keep next steps and dates current in the CRM.
  • Ensure 100% CRM accuracy.

Benefits

  • Base Salary: $60,000–$72,000 per year, depending on experience, existing relationships, and proven sales performance.
  • Project Commission: Paid on final collected gross profit after job closeout.
  • Commission structure based on final gross profit percentage (e.g., 10% of final GP for 40%+ GP).
  • Commission paid only after customer cash is collected, job is closed out, final gross profit is verified, change orders are collected, and scope and handoff requirements were followed.
  • Team Inter-Referral Pool: 5% of first-year maintenance gross profit from project customers goes into a shared sales team pool, funding an annual sales team trip.
  • Full-time, W-2 employment.
