About The Position

This position is responsible to assist in the general direction of management, supervise and provide training for the maintenance personnel and assist in providing a safe and healthy environment for our employees and guests to enjoy. The role specializes in one of the following areas: HVAC, Kitchen, Refrigeration & AC, or Swing Shift. The job involves performing repairs and preventive maintenance on various hotel and golf course facilities equipment, maintaining an accurate preventive maintenance program, and ensuring compliance with relevant regulations. The individual will also be responsible for managing inventory, obtaining price quotations, and completing requisitions for parts and supplies. Additionally, the role requires the ability to complete guest room and back-of-house repairs as needed and may involve painting areas. The position requires working in various conditions, including confined spaces and elevated areas, and may require overtime. A valid driver's license is necessary.

Requirements

  • Basic mathematical and calculator skills to prepare mathematical calculations without error.
  • Any combination of education and experience equivalent to graduation from high school or at least five years of experience providing the required knowledge, skills, and abilities.
  • Must have a valid driver's license.
  • Knowledge of chiller operations and air handling operations.
  • Knowledge of mechanical and electrical troubleshooting skills.
  • Knowledge of pump repair, alignment, and maintenance.
  • Knowledge of air pneumatic controls.
  • Knowledgeable of OSHA, Fire and Department of Health standards, codes, and requirements.
  • Ability to read blueprints.
  • Working knowledge of Microsoft Outlook, Microsoft Word 2000, and Microsoft Excel programs.
  • Ability to safely operate basic hand tools and electrical powered tools and equipment.
  • Ability to use various office equipment including computer, printer, calculators, photocopiers, postage machine, paper shredder, time clock, facsimile machines.
  • Ability to work under pressure with short deadlines.
  • High degree of concentration and attention to detail needed for accurate data entry.
  • Ability to sort, check, count, and verify numbers.
  • Ability to multi-task, prioritize, and work efficiently.
  • Flexibility to adapt to all situations.
  • Ability to demonstrate good common sense and sound judgment.
  • Ability to sit for long periods of time.
  • Ability to stand for the duration of the shift while supporting additional weight of tools and materials of 50 lbs.
  • Ability to grasp, lift, or carry objects at least waist high weighing up to 50 lbs.
  • Ability to reach above head and support items such as wood, ceiling tiles, etc.
  • Must be able to work in confined spaces and awkward positions requiring crouching, bending, stooping, kneeling, reaching overhead for extended periods of time and walking significant distances throughout the facility.
  • Must be able to grasp hand tools and lift, push, or pull items up to 100 lbs. with wheeled assistance.
  • Ability to perform tasks requiring bending, stooping, kneeling, and walking significant distances throughout the facility.
  • Ability to reach in all directions while standing on a ladder, scaffolding, or man lift at heights up to 30 feet.
  • Able to communicate in both verbal and written formats.
  • Basic English language communication skills to comprehend job assignments, read and understand manufacturer's instructions, and adhere to safety warnings.
  • Telephone etiquette skills needed.
  • Ability to listen effectively, speak, and write English clearly.
  • Five (5) years electrical work experience in buildings' HVAC systems (for HVAC specialization).
  • Three (3) to five (5) years commercial kitchen work experience (for Kitchen specialization).
  • Knowledgeable in kitchen equipment, plumbing, steam, and ventilation repairs and installation (for Kitchen specialization).
  • Three (3) to five (5) years refrigeration and air conditioning work experience (for Refrigeration & AC specialization).
  • Three (3) to five (5) years general maintenance work experience (for Swing Shift specialization).
  • Skilled in the use of basic hand and electric tools and familiarity with parts and materials (for Swing Shift specialization).

Nice To Haves

  • Refrigerant Certification 1-2-3 (preferred for HVAC and Kitchen specializations)
  • Refrigerant Certification for 1-2-3 (required for Refrigeration & AC specialization)

Responsibilities

  • Assist in the repair and preventive maintenance of major HVAC equipment, including pumps, cooling towers, and air handlers.
  • Monitor and schedule repairs and maintenance of chillers.
  • Maintain an accurate preventive maintenance program for equipment.
  • Operate chillers, cooling towers, air handlers, and fans.
  • Perform chemical tests on chilled water and cooling tower water.
  • Balance airflow for proper air circulation.
  • Keep inventory of supplies and parts for HVAC equipment.
  • Perform pump repairs, alignment, and preventive maintenance.
  • Take meter readings on specified equipment.
  • Complete guest room and back-of-the-house repairs as needed.
  • Paint areas as needed.
  • Obtain price quotations and fill out requisitions for parts and supplies.
  • Perform repairs on moderately complex equipment such as vacuum cleaners, toasters, lamps, and small appliances.
  • Maintain and repair kitchen equipment and refrigeration units.
  • Maintain and organize a properly stocked kitchen storeroom.
  • Maintain and repair Vent master kitchen exhaust systems.
  • Perform plumbing projects and drain care.
  • Monitor grease and drain management to ensure compliance with regulations.
  • Assist in the repair and preventive maintenance of refrigeration units (including ice machines) and guest room air conditioning units.
  • Repair walk-in, reach-in, free-standing refrigerators, ice machines, free-standing A/C units, and rooftop cooling units.
  • Replace air filters and clean coils.
  • Work with trade mechanics, assisting with repairs and maintenance.
  • Complete and maintain a "Rooms Preventive Maintenance Program".
  • Clean and paint all mechanical spaces.
  • Gain working knowledge to advance in work class through detailed training on different trades.
