About The Position

This is a position that supports the daily operations of the facilities department and the general carpentry and hvac components of the entire Deer District. This includes the safe and efficient operation of all equipment and building systems and the coordination of the Engineering and Maintenance team’s daily activities.

Requirements

  • Well-rounded background and vast knowledge of arena systems.
  • General working knowledge of heating, boilers, air-conditioning, electrical and plumbing systems, including equipment maintenance and repairs.
  • Solid understanding of Federal, State and Local building code requirements.
  • Availability to work evenings, weekends and during all scheduled events.
  • Working knowledge of OSHA safety regulations and chemical handling/storage procedures.
  • Valid Driver's License.
  • Excellent personal organization skills.
  • Exceptional planning skills to avoid reactional situation(s).
  • Flexibility to respond to urgent client requests on evenings and weekends when necessary.
  • Excellent verbal and written business communication skills.
  • Excellent relational skills and experience dealing with union environment.
  • Must have successfully completed a criminal background check.

Responsibilities

  • Performing general facility maintenance tasks throughout the district.
  • Recommending modifications, replacements, repairs and procedures.
  • Generating a short term and long term Preventative Maintenance plan for the District.
  • Maintaining an inventory of supplies and initiating requests for repair parts and service.
  • Performing routine preventative maintenance according to established schedules.
  • Maintaining preventive maintenance records and equipment repair files in order to stay in sync with local, state and federal regulatory requirements.
  • Troubleshooting, maintaining, and repairing heating, ventilating, air conditioning (HVAC) and refrigeration equipment, and the building automation systems in order to insure the safe, efficient and economical operation.
  • Operating and maintaining the Metasys Building Automation System.
  • Providing day to day monitoring and maintenance on steam system, boilers, Hydro system, cooling towers and York equipment.
  • Maintaining, testing, repairing and modifying heating, ventilating, air conditioning, refrigeration and related temperature controls and equipment throughout the District.
  • Checking for and repairing/replacing valves, motors, controls, switches, gauges, wiring, fans, pumps, compressors, condensers, coils, pipes, and other functional components of the system as necessary.
  • Operating, monitoring, and performing preventive and routine maintenance on all boilers and auxiliaries.
  • Maintaining and verifying specified pressures and temperatures, and inspecting the equipment for malfunctions and making adjustments or repairs.
  • Assisting in new construction, remodeling and maintenance projects.
  • Assisting in computing job costs or estimates and ordering parts, equipment, supplies, and materials.
  • Observing commissioning and start-up for all systems applicable.
  • Reading and interpreting equipment manuals to perform required maintenance and service.
  • Overseeing and processing of facility work orders and completion in the appropriate timeframe.
  • Reading, interpreting and modifying blueprints, specs and electrical schematics, to maintain the most up to date, set of as-built and record documents.
  • Implementing and performing all work within all Federal, State and Local Safety Regulations (i.e. ADA Compliance, OSHA Standards).
  • Assisting in the creation of annual operations budgets and making recommendations on capital improvement projects.
  • Maintaining positive working relationships with service contractors, suppliers, utility companies and firms doing business with the Deer District, LLC.
  • Event coverage to include, but not limited to carpentry and hvac requirements and other building system needs in the District.
  • Oversight of District-wide energy conservation and efficiencies.
  • Maintaining LEED compliance and fulfilling Deer District LLC LEED requirements.
  • Responding to emergency situations in accordance with departmental policies and procedures.
  • Reporting of accidents involving personnel, vehicles, public liability, property damage and fidelity claims.
  • Working in diverse conditions including but not limited to mechanical equipment rooms with exposure to noisy operating equipment, exposure to extreme weather conditions, precarious places, and risk of electrical shock (high voltage).
  • Regular use of hands, fingers, walking, stopping, and kneeling.
  • Regularly lifting and/or moving up to 10 lbs., frequently lifting and/or moving up to 50 lbs. and occasionally lifting and/or moving more than 50 lbs.
  • Other duties as assigned.
