About The Position

The Due Diligence Manager will lead and manage comprehensive due diligence processes for high-volume real estate acquisitions, dispositions, developments, financings, and lease transactions. This role is critical in identifying and mitigating risks, ensuring regulatory compliance, and supporting timely deal closings in a fast-paced, growth-oriented environment. The ideal candidate is detail-oriented, analytical, and experienced in commercial real estate, preferably within retail, petroleum, fuel, or hospitality sectors.

Requirements

  • Bachelor’s degree in Real Estate, Business, Law, Paralegal Studies, or related field (J.D. preferred).
  • 5+ years of progressive experience in real estate due diligence, commercial transactions, title examination, or related roles.
  • Strong knowledge of title commitments, surveys, zoning, environmental due diligence, and closing processes.
  • Proven ability to manage multiple complex projects simultaneously in a deadline-driven setting.
  • Excellent analytical, organizational, written, and verbal communication skills.
  • Proficiency in Microsoft Office Suite and real estate transaction software/tools.

Nice To Haves

  • Experience in retail, petroleum, convenience store, travel center, or hospitality real estate.
  • Background working with franchised operations (e.g., TravelCenters of America) or fuel-related properties.
  • Paralegal certification or real estate license.
  • Familiarity with high-growth acquisition pipelines.

Responsibilities

  • Lead end-to-end due diligence for property acquisitions, dispositions, developments, and financings, including coordination of title reviews, ALTA surveys, zoning and entitlement analysis, environmental assessments (Phase I/II), property condition reports, and code compliance.
  • Prepare detailed due diligence reports, risk assessments, checklists, and summaries of findings to inform executive decision-making and transaction negotiations.
  • Coordinate with internal stakeholders (Legal, Finance, Operations, Construction, and Development teams) and external vendors (title companies, attorneys, surveyors, environmental consultants, appraisers, and lenders).
  • Support transaction execution, including review of purchase/sale agreements, lease documents (e.g., triple-net, ground leases), closing deliverables, and post-closing matters.
  • Identify, analyze, and mitigate legal, financial, operational, environmental, and regulatory risks associated with petroleum retail properties (fuel storage, environmental compliance, etc.).
  • Maintain and improve due diligence processes, templates, and databases to enhance efficiency in a high-velocity deal environment.
  • Ensure compliance with all federal, state, and local regulations relevant to commercial real estate, fuel operations, and land use.
  • Assist the In-House Legal team with title curative, easement negotiations, and resolution of due diligence issues.
  • Travel as needed (estimated 10-25%) to support site visits and key transaction meetings.
