The Role We're hiring a Drywall Project Manager to take commercial projects from pre-construction to close-out. You own the outcome: scope verified, paperwork clean, schedule held, client satisfied, margin protected. You'll report to the Head of Drywall and work alongside Project Engineers, Superintendents, and field crews. This is not a seat-warmer role. We're looking for an operator who runs projects, not someone who waits for projects to run them.

Requirements

  • 3+ years managing commercial drywall, plaster, or related trade projects
  • Proven ability to verify scope against construction documents and defend it in GC meetings
  • Proficient in On-Screen Takeoff (OST) and QuickBid — you can run a takeoff and build a change order bid without hand-holding
  • Proficient in Procore (non-negotiable)
  • Working understanding of construction P&L — you can read a job cost report and tell me where the problem is
  • Organized, detail-oriented, and fast on email and phone
  • You delegate well and ask for help when you need it — ego doesn't ship projects
  • Clean driving record, ability to pass a background check and drug screen

Nice To Haves

  • Experience with change order-heavy projects ($200K+ in CO volume per quarter)
  • Existing relationships with Silicon Valley general contractors

Responsibilities

  • Manage assigned commercial drywall projects from pre-con through final close-out and retention release
  • Price change orders, adds, and revisions in QuickBid accurately and on time (we measure this weekly)
  • Review scope, pricing, and cost on every project before work starts — and again when anything changes
  • Own the monthly billing cycle — every month, no exceptions
  • Review and approve subcontractor and vendor invoices weekly in Foundation
  • Monitor project schedules and drive the team to hit completion deadlines
  • Build real relationships with GCs and project teams — face time on the jobsite, not just emails
  • Respond to client requests within 2 hours during business hours
  • Follow up with clients after close-out to lock in repeat work
  • Keep Project Engineers on task and moving — you're their leader, not their babysitter
  • Understand the P&L on every job you touch and defend the margin
