About The Position

Shine Associates, LLC has been retained to search, identify and recruit a Director/Senior Director, Commercial Mortgage Originations on behalf of our client (‘Company’). This candidate will be located in the Dallas, TX office. Our client is the real estate investment platform within NYLIM. With over $73.2 billion in assets under management as of December 31, 2025, the platform invests across real estate equity, debt and securities strategies, serving institutional investors and the firms’ General Account. Leveraging more than a century of real estate investment experience, the Company believes that investment principles which incorporate sustainability best practices promote favorable relative returns for our clients over the long term. The Southwest Regional Office is responsible for commercial mortgage origination and portfolio management efforts for the Southwest U.S. The Southwest Regional Office territory is comprised of 9 states and markets such as Dallas, TX; Houston, TX; Austin, TX; Denver, CO; San Antonio, TX; Kansas City, MO and New Orleans, LA. Over the past four years, the Southwest Regional Office has originated approximately $4.5 billion of fixed and floating rate mortgages including core and high yield/bridge loans on a variety of properties, working with top tier owners, developers, investment advisors, pension funds, private equity firms, and mortgage brokers.

Requirements

  • 10 to 15+ years of experience as a commercial mortgage underwriter or originator
  • Experience preferably with a major financial institution or mortgage brokerage company
  • Proven track record in commercial mortgage loan originations
  • Strong work ethic
  • Ability to work well in a team setting

Nice To Haves

  • Bachelor’s and or Master’s degree in Finance, Real Estate, Accounting, or a related field preferred
  • Construction lending and/or structured lending experience a plus
  • Industry recognized designation such as CCIM or CFA, or progress toward one, is a plus

Responsibilities

  • Proactive solicitation of commercial mortgage loan opportunities through developers, institutional owners/investors, and mortgage brokers.
  • Involvement in all aspects of mortgage origination, business development/marketing, underwriting, due diligence, application negotiation and loan closing processes.
  • Monitoring and management of the existing regional mortgage portfolio and existing relationships.
  • A strong knowledge of Southwestern U.S. real estate markets and commercial properties including, but not limited to, industrial, retail, multi-family, office, and hotels.
  • Excellent analytical, quantitative and technical skills, including the ability to analyze, underwrite and forecast property cash flows and valuations using Argus and Excel software.
  • The ability to size and price loans with proper structural features and negotiate term sheets and loan commitments.
  • Successful track record and experience in the commercial mortgage loan origination, due diligence, and loan closing/negotiation processes.
  • Team player who is organized, efficient, proactive, conscientious and assumes accountability and responsibility for specific performance and work product.
  • Strong interpersonal, relationship-building skills, and marketing skills. Excellent written and verbal communication and presentation skills. Creative problem-solver with strong research skills.
  • The ability to gather, analyze, and interpret real estate market data/trends and financial information.
  • The ability to independently and pro-actively interact with, and gather data from borrowers, brokers, property managers, appraisers, attorneys, and other real estate professionals.
  • The ability to multi-task and effectively respond to changes in workflow, priorities and workload in a team environment.
