About The Position

In FTI Consulting’s Corporate Finance & Restructuring organization, we focus on our clients’ strategic, operational, financial and capital needs by addressing the full spectrum of financial and transactional opportunities faced by corporations, boards, private equity sponsors, creditor constituencies and other stakeholders. Our clients include public and private real estate entities including owners/developers, financial institutions, investment banks, opportunity funds, insurance companies, hedge funds, pension advisors and law firms-all seeking effective solutions that are customized to their needs. This is a great opportunity for a real estate valuation professional to develop in-depth knowledge of the real estate industry, as well as specialized expertise in the financial and operational areas. The Director will work with a valuation advisory services team comprised of professionals possessing outstanding technical and market knowledge, transaction experience and credibility among accounting firms, capital market constituents and corporations worldwide, performing the following services: Litigation and Expert Testimony Services, Real Estate Appraisals, Portfolio Valuations and Periodic Valuations, Valuation for Financial Reporting, Purchase Price Allocations, Market Rent Studies, Feasibility Studies and Highest and Best Use Analyses, Financial Modeling, Appraisal Review and Management Services and Partial Interest Valuations.

Requirements

  • Degree in Finance, Real Estate, Accounting and/or Economics
  • State Certified General Real Estate Appraisal license
  • MAI designation or desire to pursue this designation
  • Experience in Argus Enterprise and Microsoft Excel
  • Ability to travel to clients and to FTI offices as needed
  • Applicants must be currently authorized to work in the United States on a full-time basis; the employer will not sponsor applicants for work visas

Responsibilities

  • Assist in the collection and analysis of data utilized to formulate an opinion of the market value of real estate assets for a variety of intended uses including dispute resolution, acquisition, disposition, portfolio analysis, bankruptcy, eminent domain, partnership disputes and estate planning purposes.
  • Perform research and analyses associated with operating performance, market analysis and valuation of real estate investment properties, development projects and corporate entities that are directly involved in the ownership, production or financing of real estate.
  • Understand and utilize all company related research subscription services including CoStar and CompStak
  • Efficiently review and analyze various source documents for the development of cash flow assumptions and projections (e.g. historical financial statements, rent roll, operating budget, tax bills, etc.)
  • Apply business, economics, finance and accounting skills to various client situations and practice disciplines (e.g. real estate valuation, financial modeling, review/analysis of financial statements and projections, conducting due diligence, etc.).
  • Understand, synthesize and analyze large amounts of data associated with complex real estate properties/portfolios.
  • Prepare complex cash flow projections to model real estate performance or actual or hypothetical transactions utilizing MS Excel and Argus.
  • Prepare relevant analysis, summaries and reports for interested parties including clients and FTI management.
  • Prepare expert reports, rebuttal reports and USPAP compliant appraisal reports and appraisal review reports.
