About The Position

The Director of Property Marketing leads marketing strategy and execution across the property portfolio, with direct oversight of Regional Marketing Managers and property-level marketing resources. This role is responsible for developing differentiated marketing strategies based on each property’s demographics, trade area, tenant mix, competitive landscape, leasing priorities, and overall business objectives. The Director will work closely with Leasing, Property Management, Corporate Marketing, and other internal partners to ensure marketing supports the performance and positioning of each asset. This is a hands-on leadership role. In addition to leading and developing the property marketing team, the Director will directly support select properties and step into key initiatives when additional leadership or execution is needed.

Requirements

  • 8–10+ years of marketing experience, ideally within retail real estate, shopping centers, hospitality, multi-location retail, or another location-based consumer business.
  • Experience leading a multi-property or regional marketing function and managing marketing professionals.
  • Strong understanding of localized marketing, consumer demographics, trade areas, and customer segmentation.
  • Experience developing integrated strategies across digital, social media, events, advertising, partnerships, and community engagement.
  • Strong business acumen with the ability to connect marketing initiatives to leasing, property operations, tenant performance, and broader asset objectives.
  • Proven ability to manage budgets, measure performance, and use data to drive decisions.
  • Strong cross-functional leadership, communication, and project management skills.
  • Comfortable operating both strategically and hands-on when needed.
  • Bachelor’s degree in Marketing, Communications, Business, or a related field.
  • Ability to travel regularly to properties and markets.

Responsibilities

  • Lead the property marketing function across the portfolio, establishing strategy, priorities, standards, and accountability.
  • Manage and develop Regional Marketing Managers, providing clear direction, coaching, and performance expectations.
  • Establish tools, processes, and best practices that improve the consistency and effectiveness of property marketing.
  • Ensure portfolio-wide standards while maintaining a localized approach for each property and market.
  • Create marketing strategies tailored to each property’s demographics, trade area, tenant mix, competitive environment, leasing priorities, and business plan.
  • Partner with Regional Marketing Managers to translate strategy into annual marketing plans, campaigns, events, partnerships, and programs.
  • Determine the appropriate marketing mix across digital, social media, events, advertising, PR, tenant engagement, community partnerships, and on-property marketing.
  • Monitor property performance, market conditions, leasing activity, and consumer trends and adjust strategies as needed.
  • Serve as the primary property marketing partner to Leasing and Property Management and collaborate closely with Corporate Marketing, Legal, and other internal teams.
  • Support property positioning, leasing priorities, tenant recruitment, new store openings, redevelopment and repositioning initiatives.
  • Build strategies that strengthen relationships with tenants, customers, local businesses, municipalities, and community organizations.
  • Oversee marketing support for major property initiatives, tenant announcements, events, and openings.
  • Provide strategic oversight for properties supported by Regional Marketing Managers while directly leading marketing for select properties without dedicated resources.
  • Oversee agencies, vendors, media partners, and other external resources.
  • Manage property marketing budgets and ensure investments align with asset priorities.
  • Establish meaningful KPIs and evaluate the effectiveness and ROI of campaigns, events, digital channels, traffic, engagement, and other marketing activities.
  • Provide leadership with clear reporting, insights, and recommendations to improve performance.
