The Director, Property Management reports to the Vice President, Property Operations, working closely with the Senior Leadership Team, our Property Managers, Property Administrators and Maintenance Technicians. They are responsible for the tactical execution and communication of the company’s strategic direction as it relates to property management and ensuring the successful execution of all initiatives. The Director will have a proven track record in managing a diverse portfolio of properties, be a motivator, a good communicator, and a hands-on manager.

Requirements

  • Bachelor’s degree or certificate in related field.
  • 7+ years of on-site property management experience
  • Experience in supervisory role and managing staff.
  • Excellent interpersonal, communication and facilitation skills with the ability to influence leadership regarding proposed strategies.
  • Experience in writing and maintaining budgets.
  • Proficient in Yardi property management software and Microsoft Office Suite
  • Be self-motivated with a sense of urgency.
  • Excellent time management and organizational skills, with the ability to prioritize and shift tasks quickly as well as to work independently.
  • Effective problem-solving skills, with the ability to adapt to changing needs.

Responsibilities

  • Responsible for overseeing maintenance of property grounds and buildings, including repairs, replacements, and improvements based on approved budgets.
  • Accountable for review and approval of all property purchasing with complete adherence to the expense budget.
  • Work with Property Managers and Maintenance Technicians to ensure timely preparation of rent ready apartments to fully meet the demand of the market.
  • Accountable for property risk management, safety standards and employee and resident liability.
  • Determine, implement and follow up on any corrective action plans for deficiencies found at properties.
  • Manage resident complaint escalations ensuring a positive resolution.
  • Developing, mentoring and leading a high-performing, cohesive team, in order to maximize their engagement and minimize turnover.
  • Leading by example, instilling and modeling the Pier 4 values of Professionalism, Integrity, Excellence and Respect.
  • Ensure team is up to do date on mandatory and legislative training initiatives.
  • Develop and maintain best practices and standards for all areas to enhance operational performance and efficiencies.
  • Identify areas for improvement and recommend strategies to enhance operational efficiency and effectiveness.
  • Streamline and optimize operational processes and workflows, identifying opportunities for automation and efficiencies.
  • Participate in the annual operational and capital budgets process in accordance with asset plans. Including: providing guidance to all team members on assumptions, managing the internal timelines and milestone dates, coordinating delivery of budget files with the property management team.
  • Provide direction to property management team regarding day-to-day management and operation activities.
  • Attend all properties on a regular basis with team members
