GWL Realty Advisors is looking for an extraordinary leader to manage a portfolio of our commercial properties in the position of Director, Property Management. This opportunity requires a senior property management leader who has extensive experience managing large and high-profile properties. You will be responsible for managing the overall profitability, operations and tenant satisfaction within the assigned portfolio of assets. This includes overseeing day-to-day operations, policies and procedures, while ensuring our properties are viewed as high-class managed buildings. Outside of day-to-day operations, you must be a big picture, strategic thinker as your decisions will impact financial results and how we position ourselves in the property management industry. This is a rewarding opportunity requiring someone who is comfortable leading a high volume and busy portfolio, therefore, being able to multitask and deal with multiple demands are essential. The ability to manage complex situations is required, as every day will come with ambiguous situations necessitating your expertise and sound judgment when handling them. Beyond having a strong building operations technical background, you should also be an expert when it comes to coaching and mentoring staff, as this position has approximately 70 total employees on the team. As energy management and sustainability are keys for success within our buildings, this role will ensure we are not only compliant but going above-and-beyond with safety, regulatory, environmental, and procurement processes and practices should come naturally to you. This position will report to the Vice President, Property Management.

Requirements

  • A minimum of 10 years of property management experience with large scale and complex properties, with a minimum of 5 years in a senior level position
  • Previous people management experience with proven success in coaching staff and succession planning
  • A visionary leader who ensures our values are consistently practiced in everyday operations, focusing on people, performance, growth and reputation
  • Prior experience managing complex situations with a strong focus on customer service and customer satisfaction
  • Ability to assess process improvement opportunities and make recommendations
  • Knowledge of sustainability and energy management practices
  • Proven successes in reducing energy management and increasing property profitability
  • Experience managing budgets and creating long-term vision and strategic plans that have benefited a team or organization, such as reducing costs while keeping quality and customer satisfaction top-of-mind

Responsibilities

  • Working collaboratively within the organization including Construction, Asset Management, Leasing and Finance to establish the overall direction of property management
  • Establishing successful long-range plans, goals and direction
  • Ensuring leading-edge policies, procedures and best practices are in place for all aspects of the portfolio, including tenant relations, building operations, construction services, security/life safety, environmental compliance, sustainability, procurement, and more
  • Determining process improvement areas of focus and developing the appropriate solutions
  • Managing budgets and forecasts, as well as long-term capital project plans
  • Coaching and mentoring staff, developing succession plans, and career goals for the team
  • Establish strategic objectives for the portfolio highlighting the most critical, high-impact areas of focus
