About The Position

Universal Development & Construction is seeking a strategic, results-driven leader to oversee a diverse real estate portfolio including multifamily communities, commercial properties, retail locations, warehouses, storage facilities, and building supply operations. The ideal candidate enjoys being in the field, developing people, solving problems, improving operations, and driving financial performance. This role involves leading a team of Regional Managers, Area Managers, and Project Managers, and partnering closely with executive leadership to shape the future of a growing organization. We are looking for someone who naturally takes ownership, enjoys mentoring others, and can balance big-picture strategy with day-to-day execution.

Requirements

  • Bachelor's degree or equivalent combination of education and experience
  • Five or more years of experience leading property management operations, preferably as a Regional Manager, Director of Property Management, Director of Real Estate, or similar leadership role
  • Strong financial acumen, including budgeting, forecasting, and financial analysis
  • Advanced Excel skills
  • Experience leading multiple properties and developing management teams
  • Strong understanding of property management, operations, and financial performance
  • Ability to develop leaders and build high-performing teams
  • Ability to make decisions, solve problems, and keep moving forward when challenges arise
  • Comfortable discussing budgets and financial reports as well as walking a property and coaching a manager
  • Strong communication skills and ability to build relationships with employees, residents, vendors, owners, and business partners
  • Highly organized and understand how to turn strategy into execution

Nice To Haves

  • Professional certifications such as CPM, CAPS, CAM, ARM, or RAM are preferred

Responsibilities

  • Leading the operational and financial performance of a diverse real estate portfolio
  • Building, developing, and holding accountable a team of property management professionals
  • Creating and improving systems, processes, and policies that drive efficiency and consistency
  • Developing annual operating and capital budgets and monitoring performance throughout the year
  • Identifying opportunities to improve occupancy, revenue, resident satisfaction, and property performance
  • Partnering with Accounting, Finance, Marketing, Human Resources, Information Technology, and Asset Management teams to achieve company objectives
  • Reviewing contracts, management agreements, financial reports, and operational metrics
  • Ensuring properties meet company standards for appearance, maintenance, compliance, and customer service
  • Leading the successful transition of new developments from construction to ongoing operations
