About The Position

The Director of Property Management, based in Waterloo, ON, will lead a team of Property Managers. The successful incumbent will play a key leadership role within the team, delivering an exceptional service-oriented approach to managing Killam’s Ontario portfolio. The Director is responsible for overall performance management including the hiring, training, development and management of the team in delivering a tenant-focused service approach and overseeing external contractors and service providers in the execution of regular maintenance activities and capital projects.

Requirements

  • 7–10+ years of progressive experience in residential property management, with at least 3–5 years in a leadership role overseeing multiple properties.
  • Strong financial acumen with experience managing large operating budgets and capital expenditures.
  • In-depth knowledge of residential tenancy regulations and property management best practices.
  • Proven leadership skills with the ability to motivate and manage geographically dispersed teams.
  • Excellent communication, negotiation, and conflict resolution skills.
  • Experience with property management software (e.g., Yardi, Rent Cafe).
  • Post-secondary education in Business, Real Estate, or a related field

Nice To Haves

  • Ontario experience preferred
  • CPM, RPA, or similar designation is an asset.

Responsibilities

  • Provide strategic leadership and oversight for a multi-site residential portfolio, ensuring operational excellence and consistent service delivery across all properties.
  • Lead, mentor, and develop a team of property managers, leasing staff, and support personnel; establish performance goals and conduct regular site visits and evaluations.
  • Drive financial performance by overseeing budgeting, forecasting, rent strategies, and expense management to maximize NOI and asset value.
  • Ensure high occupancy levels through effective leasing strategies, marketing initiatives, and resident retention programs.
  • Oversee capital projects, maintenance programs, and asset improvement plans in coordination with operations teams.
  • Ensure compliance with all applicable legislation, including tenancy laws, health and safety regulations, and company policies.
  • Build and maintain strong relationships with residents, vendors, contractors, and stakeholders.
  • Review contracts, service agreements, and vendor performance to ensure quality and cost efficiency.
  • Monitor and report on key performance indicators (KPIs), providing regular updates to senior leadership.
  • Identify opportunities for operational improvements, cost savings, and process efficiencies across the portfolio.
  • Manage risk by ensuring proper insurance coverage, safety protocols, and incident response procedures are in place.
  • Collaborate with acquisitions and development teams on due diligence, onboarding, and stabilization of new assets.
