About The Position

The Director of The Thoroughbred Center (Director) is responsible for overseeing daily operations, financial performance, and staff leadership for the property. This role works closely with Keeneland counterparts to ensure the facility is well maintained, operates efficiently, and achieves occupancy and profitability goals. The Director serves as the primary liaison among ownership, tenants, vendors, and employees.

Requirements

  • Bachelor's degree (B.A.) from four-year college or university; or five years related experience and/or training in property or general management.
  • Strong leadership, organizational, and communication skills.
  • Experience with budgeting, financial reporting, and vendor management.
  • Knowledge of applicable laws, codes, and regulations.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.
  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
  • A valid driver's license.
  • Must be able to obtain Kentucky State Racing Commission license.

Responsibilities

  • Oversee all aspects of day-to-day property operations.
  • Ensure the property is clean, safe, and well-maintained.
  • Develop and implement operational policies and procedures.
  • Manage vendor and contractor relationships (e.g., maintenance, landscaping, security).
  • Develop and manage the annual budget.
  • Monitor financial performance, including income, expenses, and profitability.
  • Approve invoices and oversee financial reporting.
  • Recommend cost-saving initiatives and capital improvements.
  • Recruit, train, and manage property staff.
  • Set performance goals and conduct regular evaluations.
  • Foster a positive and productive work environment.
  • Ensure compliance with all local, state, and federal regulations.
  • Maintain appropriate records and documentation.
  • Responsible for the overall direction, coordination, and evaluation of all full-time staff.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Collaborate with departments across partner organizations to align on project goals and deliverables.
