About The Position

The Director of Real Estate will be the face of Broccolini in the Montréal brokerage community and beyond. At the highest level, this role is responsible for creating and delivering value for Broccolini and its investors in Québec through disciplined acquisitions, timely dispositions, and strategic leasing. A central part of this role is maintaining a strong presence in the brokerage community, building trusted relationships that ensure Broccolini is top-of-mind when opportunities arise. The Director will serve as a critical filter between the market and the internal development team, evaluating opportunities with speed and conviction before escalating only the most promising prospects. They will support senior leadership as a trusted contributor and drive business development across the province.

Requirements

  • University degree in Real Estate, Business, Finance, or a related field, paired with 10+ years of experience in real estate acquisitions or development
  • Established network within the Québec brokerage and real estate investment community, with a demonstrated ability to build and maintain relationships with brokers, partners, and internal stakeholders
  • Sharp deal instincts with the ability to quickly assess and filter opportunities with conviction; strong financial acumen and underwriting experience coveted
  • Deep experience leading end-to-end leasing processes, with a solid understanding of development, construction, and Québec municipal zoning, entitlement, and permitting
  • Excellent written and verbal communication skills in both English and French, with strong negotiation skills and business acumen
  • Ability to influence without formal authority, collaborate across teams, and see the big picture while diving into the details when required
  • High drive toward action, excellence, and results, with an entrepreneurial mindset and ability to work independently
  • Highly organized, with experience leveraging CRM tools

Responsibilities

  • Maintain deep, current knowledge of the Québec real estate market
  • Build and maintain a strong network within the brokerage community, positioning Broccolini as a preferred buyer and partner
  • Serve as the primary point of contact for brokers, ensuring proactive and consistent communication that keeps deal flow coming to Broccolini
  • Conduct regular reviews with brokers on all active engagements
  • Attend industry events and maintain an active, visible presence in the market
  • Cultivate a reputation as a credible, decisive, and relationship-driven operator
  • Organize broker lunches, road shows, and other relationship-building events to strengthen Broccolini’s market presence
  • Identify and assess incoming opportunities quickly and rigorously, determining what merits further analysis and what to pass on
  • Conduct preliminary underwriting and feasibility assessments before escalating to the development team
  • Apply strong market instincts to evaluate land and asset opportunities against Broccolini's investment criteria
  • Maintain a structured pipeline and protect the development team's bandwidth for high-quality prospects only
  • Source, underwrite, and execute land and real estate investment opportunities
  • Divest investments that have realized their full potential for Broccolini
  • Understand at a granular level the financial, construction, and municipal inputs required for project success
  • Negotiate LOIs and PSAs in coordination with Legal and Finance teams
  • Manage the due diligence processes and coordinate with internal and external stakeholders
  • Track and report on deal metrics, including vacancy rates and upcoming expiries
  • Lead the end-to-end process for larger-scale renewals and vacancies, from marketing through execution
  • Serve as the primary liaison with institutional partners on larger-scale renewals and vacancies, including attending monthly partner calls
  • Drive alignment across internal stakeholders to ensure successful outcomes
  • Provide market data, asking rents, and leasing activity inputs for accounting and partner reporting on a monthly, quarterly and annual basis (depending on portfolio)
  • Work in close collaboration with the Property Management team
  • Coordinate with Marketing team on e-blasts, broker-facing communications and brand positioning within the brokerage community
  • Support and advise senior leadership at a strategic real estate level
  • Build a long-term strategic plan for Broccolini in the Montréal market to drive sustained growth
  • Contribute value-added feedback to the Real Estate Investment Committee and relevant leadership forums
