About The Position

The Real Estate Accountant is responsible for the full accounting cycle for a portfolio of real estate entities, preparing the monthly financial statements for all companies under their responsibility, and preparing regular reports as needed. The Real Estate Accountant prepares the year-end files for audit and review purposes.

Requirements

  • University undergraduate degree with major in Accounting
  • Minimum of 3 years’ experience in Real Estate Accounting
  • Detail oriented and possesses strong analytical skills
  • Able to work independently, self-motivated and adaptable
  • Team player, shares knowledge and is available to help others
  • Strong organizational and time management skills
  • Bilingual, French & English in order to collaborate with colleagues and clients outside of Quebec

  • CPA designation is considered a strong asset

Responsibilities

  • Code payable entries
  • Verify expense accounts
  • Complete bank transactions
  • Perform bank reconciliation
  • Record all payments received
  • Approve and file the monthly or quarterly GST/QST/HST
  • Record required adjustments including month-end accruals, journal entries and corrections to general ledger allocations
  • Ensure financial statements balance and/or make appropriate corrections
  • Prepare and review financial statements (some in ASPE and others in IFRS)
  • Prepare variance analysis
  • Ensure receivables are collected and payables are paid in a timely fashion
  • Ensure inter-company balances correspond and are eliminated for consolidation
  • Review consolidated financial statements
  • Prepare cash flow analysis to incorporate into group cash position
  • Communicate with external accountants regarding timing and requirements for the audit and review
  • Prepare year-end file including lead sheets with supporting schedules and backup
  • Analyze individual accounts and make corrections, as required
  • Post year-end adjusting entries (e.g. depreciation, accruals)
  • Work closely with auditors to ensure an efficient and productive close to the file
  • Download and consolidate detailed General Ledgers for Limited Partnership companies
  • Retrieve supporting documentation for auditors
  • Liaise with auditors by answering their queries during the audit
  • Coordinate and prepare year-end review and notice to reader files for holding companies
  • Prepare other year-end files, as needed
  • Actively participate in testing and adopting AI-assisted tools to improve efficiency within the finance team
  • Contribute to continuous process-improvement initiatives, including creating and optimizing structured workflows to reduce manual tasks within the team
