Requirements

  • Bachelor’s degree in business, real estate development or related field preferred with sufficient experience to provide strong leadership in property management practices and techniques.
  • At least 8 years of equivalent level experience in property management is strongly preferred.
  • At least 3 years of experience working with the homeless, low income or vulnerable populations
  • At least 3 years of Regional or Director level experience preferred.
  • Has or can obtain within 6 months of hire a CPM (Certified Property Manager) certification
  • Arizona Real Estate license desired or ability to obtain one within 12 months.
  • Knowledge and experience in real estate and property management.
  • Ability to communicate effectively with property managers, vendors, and tenants.
  • Strong negotiating and interpersonal skills for handling conflict resolution.
  • Familiarity with Fair Housing rules and other applicable local, state, and federal laws and regulations.
  • High level of organization and attention to detail.
  • Financial skills, such as budgeting, accounting, and analysis.
  • Sound judgement and decision-making skills.
  • Experience with LIHTC properties
  • Knowledge of Affordable Housing Software i.e. Onesite; Yardi.
  • Ability to use sound judgment in decision making regarding the care and comfort of clients in physical or emotional distress.
  • Demonstrate excellent written and oral communication skills.
  • Excellent customer service and interpersonal skills with an ability to work effectively with a wide range of people, teams, managers, supervisors, and vendors.
  • Must demonstrate critical thinking, problem- solving and organizational and time management skills.
  • Must be able to work cooperatively with others in a team approach.

Responsibilities

  • Oversee daily operations of property management, including leasing, maintenance, and tenant relations.
  • Oversee the preparation and management of key financial reports, including budgets, forecasts, and monthly variance analyses.
  • Monitor and manage KPIs related to portfolio performance, including Bad Debt, collections, occupancy rates, etc. Provide proactive solutions to keep things on track.
  • Partner with operational teams to gather and analyze data, ensuring properties meet both financial and physical performance standards.
  • Regularly visit properties to assess the physical condition, leasing activities, team engagement, and adherence to compliance standards.
  • Collaborate with Facilities Managers and Property Managers to create actionable data-driven plans for asset management, preventative maintenance, and on-site operations.
  • Assist with responding to resident concerns, complaints, and requests to ensure excellent resident relations and service.
  • Ensuring that the property managers are well trained and capable of maintaining all LIHTC policies abides by AZ Landlord Tenant Laws and has a full understanding of Fair Housing Laws including reasonable accommodation policies and procedures.
  • Coordinate, in conjunction with maintenance leadership, work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, and ensuring open communication between team members.
  • Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.).
  • Oversee the Portfolio including direct supervision of Portfolio Managers who manage onsite staff including maintenance and resident services.
  • Work closely with Asset Management and the Development Team to ensure that the properties are sustainable both physically and economically.
  • Work with Asset Management to ensure properties are adhering to their budgets and financial obligations.
  • Help facilitate all property inspections and ensure a smooth process internally and externally.
  • Have a complete understanding of LIHTC, HOME, and HUD SHP requirements as they affect each property.
  • Create the annual operating budgets for all housing communities.
  • Manage Onesite software system including training new staff and updating operators and data.
  • Insure and review Quarterly Audits on each housing community to ensure adherence to all NAC policies.
  • Maintain Property Management Operating Manual and update as needed, train staff and ensure that policies are being followed.
  • Manage property maintenance activities, coordinating with vendors and contractors as necessary.
  • Be available 24/7 for emergency response.
