About The Position

Lead the residential experience at Mauna Kea Residences, where exceptional service, meticulous property care, and world-class hospitality come together on Hawaiʻi’s Kohala Coast. As Director of Property Management, you’ll lead the teams responsible for every detail of the resident and guest experience—from property services and housekeeping to maintenance and guest services—setting the standard for how luxury residential living should feel. Requirements

  • Management experience in luxury hospitality, residential property management, vacation rental management, resort operations, or a related field.
  • A proven ability to lead managers, oversee multiple departments, and drive consistent operational performance.
  • A strong understanding of luxury homeowner and guest expectations, with a commitment to delivering exceptional service.
  • Strong financial, organizational, communication, and problem-solving skills, with the ability to balance service excellence and business results.
  • A bachelor’s degree or equivalent management experience; relevant hospitality or property management certifications are a plus.

Responsibilities

  • Lead daily operations across Property Services, Guest Services, Housekeeping, Maintenance, and related residential services.
  • Coach and hold department managers accountable for service standards, quality, productivity, communication, and team performance.
  • Partner with senior operations leadership and resort teams to align priorities and deliver a seamless homeowner and guest experience.
  • Build strong homeowner relationships, resolve significant service matters, anticipate property needs, and support retention.
  • Manage operating budgets and monitor labor, expenses, productivity, and departmental performance.
  • Maintain effective operating procedures, quality controls, and service standards while driving continuous improvement.
  • Oversee staffing needs, support recruitment and performance management, and develop future leaders.
  • Partner with the Vice President of Operations on homeowner acquisition, onboarding, and retention initiatives while fostering a safe, accountable, and collaborative work environment.
