About The Position

Responsible for the daily activities required to operate, maintain, and service the facility and/or the events by performing the following duties personally or through subordinate supervisors. This role involves directing, supervising, and scheduling all aspects of Operations, including Engineering/Maintenance, Building and Grounds, Cleaning/Custodial, IT, and Stagehands. The Director of Operations will coordinate with other departments and event contractors to ensure facility readiness and smooth event operations, implement and update facility rules and procedures, and oversee the maintenance of the Physical Plant, Theatrical Lighting, Sound, Audio Visual, and Stage Production equipment. This position also plays a key role in budget preparation, capital recommendations, and authorizing equipment requisitions. A strong emphasis is placed on ensuring compliance with all laws, codes, ordinances, policies, procedures, Risk Management, safety precautions, rules/regulations, and emergency procedures. The role includes developing training programs for employees on safety procedures, investigating and resolving operational problems, and working closely with the General Manager on service and collective bargaining agreements. Additionally, the Director of Operations will review contracts, negotiate with vendors and unions, develop preventive maintenance schedules, act as a liaison to public utility agencies, coordinate special projects like construction or remodeling, and oversee outside vendors. The position requires serving as Manager on Duty (MOD) as needed, with a focus on theater load-ins, performances, and load-outs. The position requires the ability to work at all Legends Global facilities in Wichita.

Requirements

  • Bachelor's Degree from technical college with major in Management or Maintenance Engineering, desired.
  • Minimum of 2 years’ experience in Supervising or Managing in a similar facility.
  • Knowledge and understanding of HVAC, hydronic heating and cooling systems, theatrical performance systems.
  • Additional experience may be substituted for education.
  • Supervisory experience required.
  • Excellent organization skills.
  • Ability to prioritize and to handle multiple projects simultaneously.
  • Good written, verbal and interpersonal skills required; ability to interact with all levels of staff including management.
  • Ability to effectively supervise staff.
  • Professional presentation, appearance and work ethic.
  • Knowledge of Microsoft Office, including Excel and must be able to learn Maintenance Manager Software program.
  • Ability to work with limited supervision and as a team member.

Responsibilities

  • Direct, supervises and schedules all aspects of Operations, including Engineering/Maintenance; Building and Grounds; Cleaning/Custodial, IT, and Stagehands.
  • Coordinate the Operations activities with other departments and event related contractors to assure facility readiness and smooth operation of events.
  • Implements and updates facility rules, regulations, policies and procedures.
  • Provides clear, concise, and timely communication of directives to other departments.
  • Ensures that Operations Department receives pertinent information for the most effective use of the facility and staffing.
  • Oversees maintenance of the Physical Plant, Theatrical Lighting, Sound, Audio Visual, Stage Production equipment and ensures safe operations of all those systems.
  • Assists in the preparation of the Annual Operating Budget and recommends a capital budget for 1-year, 5-year, 10-year, and 20-year long-range repairs and improvements to the facility.
  • Authorizes the requisition of equipment and supplies within budget guidelines.
  • Provide yearly inventory of all equipment.
  • Know and ensures all laws, codes, ordinances, policies, procedures, Risk Management, safety precautions, rules/regulations and emergency procedures are followed.
  • Develop program to train all employees on Fire/Life Safety, Emergency and OSHA Procedures.
  • Investigate, analyze, and resolve operational problems and complaints. Conduct periodic staff meetings to discuss procedures, problems, and policy changes.
  • Work closely with the General Manager in the preparation and negotiation of Service Agreements, and Collective Bargaining Agreements.
  • Review contracts for compliance with events and/or government specifications and suitability for occupancy.
  • Negotiate with vendors, unions (if applicable), contractors and/or service providers.
  • Develop and implement preventive maintenance schedules, emergency procedures, safety, and Risk Management policies in compliance with all Corporate and governmental regulations.
  • Act as liaison to public utility, environmental, and energy agencies. Lead the facility in implementation of any energy saving guidelines.
  • Coordinates and oversees special projects, such as construction, remodeling, or expansion.
  • Plan and direct outside vendors/contractors work to assure compliance with contracts and safety requirements.
  • Serve as MOD (Manager on Duty) as required with special focus on theater load-ins, performances and load-outs.
  • Other duties as assigned.
