About The Position

The Director of Marketing will oversee the marketing department, including the team, strategic execution, budget deployment, and pipeline numbers. This role is a leadership position responsible for setting direction, building systems, and holding the team accountable to measurable outcomes. The focus is on driving revenue impact by working cross-functionally with Sales, Customer Success, and Product. The market is intentionally specific, requiring every dollar and initiative to connect directly to pipeline. This role reports to the CXO.

Requirements

  • 7–10+ years of B2B SaaS and/or Multi-family marketing experience with at least 3–5 years in a senior leadership role.
  • Proven track record building demand generation programs that produce measurable pipeline, not just lead volume.
  • Data-driven operator. You build dashboards, own attribution, and use numbers to defend decisions and secure resources.
  • AI-first mindset. You use tools like Claude, Clay, and automation to multiply output, not as novelties.
  • Strong HubSpot experience; you know how to configure it for proper pipeline attribution.
  • Exceptional leadership skills. You develop people, set clear expectations, and build accountability.
  • Executive-level communication; comfortable presenting to skeptical leadership with data, not vanity metrics.

Nice To Haves

  • Experience marketing to property management, multifamily, or proptech strongly preferred.
  • Familiarity with Clay, n8n, or comparable GTM automation tooling strongly preferred.

Responsibilities

  • Own and execute Opiniion's marketing strategy aligned to ARR growth and pipeline targets.
  • Lead, develop, and hold accountable the full marketing team setting role clarity, performance standards, and a culture of measurable output.
  • Own the marketing budget with full ROI accountability across every initiative.
  • Present pipeline contribution and marketing performance to the CXO and CSO.
  • Own a specific marketing-sourced pipeline target ($ and demo volume) not MQL volume, not website traffic.
  • Leverage our tech stack to enrich accounts, build our outbound motion, and arm Sales with context before every conversation.
  • Hire and lead the outbound motion. You write the playbook, they run it, you measure and refine it.
  • Own the Sales-Marketing feedback loop. What's landing, what's converting, and what needs to change.
  • Own Opiniion's brand — voice, visual identity, and messaging consistency across every channel and audience.
  • Lead content marketing and thought leadership strategy, including our quarterly benchmark report series powered by our proprietary dataset.
  • Oversee the Senior PMM's product marketing output — positioning, sales collateral, competitive intelligence, and launch campaigns.
  • Monitor competitor positioning and industry trends; bring insights back to sharpen our GTM narrative.
  • Own HubSpot sales and revenue operations approach with our Rev Ops team.
  • Establish and maintain the attribution framework so leadership always knows what marketing contributed and what it cost.
  • Evaluate and implement AI tools and automation that reduce the labor cost of marketing output.
  • Partner with RevOps and Sales Ops on clean data, pipeline handoffs, and shared reporting.
  • Serve as the primary marketing partner to Sales, Customer Success, and Product leadership.
  • Support product launches with strategic campaigns and sales enablement materials.
  • Serve as the voice of the customer and the market within the organization.
