About The Position

The Director of Maintenance will supervise and direct the overall maintenance program for the school system. The director will support the Executive Director of Facilities with new construction and renovation projects within the district.

Requirements

  • Minimum of College/University Bachelor’s Degree
  • 3 to 5 years in supervising other employees
  • Must be physically able to operate power tools and mechanical equipment.
  • Must be able to exert up to 50 pounds of force occasionally, and/or up to 25 pounds of force frequently.
  • Ability to compare and/or judge the readily observable, functional, structural, or composite characteristics of data, people, or things.
  • Ability to speak and/or signal people to convey or exchange information.
  • Ability to give instructions, assignments, or directions to subordinates or assistants.
  • Ability to read simple to complex forms.
  • Ability to prepare time sheets and supply requisitions using the prescribed format.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagrammatic form.
  • Ability to deal with problems involving several concrete variables in or from standardized situations.
  • Ability to record and deliver information, to explain procedures, and to follow oral and written instructions.

  • Working knowledge of electrical, plumbing, HVAC, and other related codes as required by law and about schools.
  • Skill in analyzing problems and arriving at a reasonable and economical solution.
  • Skill in estimating the cost and amount of materials needed for the repair and maintenance of building structures and mechanical equipment.
  • Skill in preparing budgets.
  • Ability to plan and direct the work of subordinate employees.
  • Ability to establish and maintain effective working relationships with employees and others.
  • Ability to establish a training program for employees at all levels in the department.

  • Advanced training and/or licensure in the various fields of maintenance, such as general contracting, electricity, plumbing, HVAC, etc.

Responsibilities

  • Selects and recommends persons to be hired, disciplined, discharged, or promoted.
  • Plans, directs, and reviews the work of all construction and maintenance employees.
  • Plans the scope of work and design specifications for skilled trades contract labor.
  • Receives and analyzes bids/quotes for work to be done by skilled trades contract labor.
  • Supervises and inspects the work of contracted skilled trades persons.
  • Coordinates activities of the maintenance crews.
  • Ensures the storage, security, and inventory of maintenance/custodial equipment, materials, and supplies.
  • Plans and reviews fiscal matters related to plant operations.
  • Plans, designs, and implements needed training for employees.
  • Informs staff of changes in technology, laws, codes, regulations, or procedures concerning general facility maintenance.
  • Inspects the condition of school buildings to determine needed repairs and maintenance.
  • Receives, authorizes, prioritizes, and delegates work requests.
  • Evaluates project schematic drawings and/or construction documents and cost estimates to make implementation decisions.
  • Plans and monitors the departmental budget (current expense and capital project budget).
  • Keeps records and prepares required reports.
  • Prepares or participates in the preparation of specifications for maintenance/custodial materials, equipment, and supplies.
  • Determines need, selects, and supervises the purchase of maintenance/custodial equipment, materials, and supplies.
  • Inspects the work of outside contractors for adherence to plans and specifications.
  • Consults with outside authorities and agencies regarding facility maintenance and environmental issues.
  • Oversees the overall operation of the maintenance warehouse and supply inventory.
  • Oversees the asbestos management plan.
  • Works with local, state, and federal officials in implementing proper procedures, laws, and codes.
  • Performs other related duties as assigned by the Chief Finance Officer.
