About The Position

Responsible for management of maintenance department by maintaining all grounds, buildings and equipment (including preventative maintenance). This role involves supervising department employees, managing the department's budget, ensuring routine maintenance duties are completed efficiently, executing a preventative maintenance program, and advising on the condition of community equipment and furnishings. The position also assists with safety procedures, provides security services during business hours, and may require on-call emergency maintenance services. The role requires interacting courteously with residents and staff, and performing additional duties as assigned.

Requirements

  • High School Diploma or Equivalent.
  • Must express or demonstrate an interest in working with a senior population.
  • Must be capable of reading and writing the English language.
  • Must demonstrate a warm, outgoing personality.
  • Must have basic technical knowledge and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a basic knowledge of construction principles.
  • Ability to communicate effectively in writing and speaking the primary language of the residents.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees of organization.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to deal with problems involving several concrete variables in standardized situations.
  • Ability to operate a car/truck and maintain a valid driver’s license.
  • Ability to operate general maintenance tools and equipment.

Responsibilities

  • Supervises all department employees including: hiring, orienting, training, conducting performance evaluations, and providing counseling and discipline; coordinating and approving time off; and directing and managing the workflow of the department, all within community standards and guidelines
  • Responsible for management and monitoring of budget and financial stability of department.
  • Ensures routine maintenance duties are completed for all service requests for repair and maintenance of all grounds, buildings, apartment homes, and equipment in a timely and cost-efficient manner.
  • Execution of preventative maintenance program.
  • Communicates with supervisor for needed technical advice, product information, research and quality assurance guidance.
  • Advises supervisor of the overall condition of the equipment and furnishings of the community.
  • Assists with Fire Safety and Disaster Preparedness Evacuation procedures.
  • Provides Security services during normal business hours.
  • May be required to provide “on-call” emergency maintenance services.
  • Initiates clean up procedures during inclement weather.
  • Interacts with residents and staff in a courteous and friendly manner.
  • Performs additional duties as assigned.
