Position Description: The Director of Land Banking Operations leads and oversees the management of land acquisition, development, and banking operations at our homebuilding company. This senior leadership role requires a dynamic individual who can drive the growth of the company’s land portfolio, ensuring that land assets are effectively identified, acquired, developed, and managed. The Director of Land Banking Operations will collaborate closely with executive leadership, project managers, and external partners to ensure the company’s land strategy aligns with its long-term goals and growth objectives.

Requirements

  • Bachelor’s degree in Business, Real Estate, Urban Planning, Construction Management, or a related field is required.
  • Minimum of 10 years of experience in land acquisition, land banking, or real estate development, with at least 5 years in a senior leadership or management position.
  • Proven experience in negotiating land acquisitions, managing land portfolios, and leading cross-functional teams.
  • Extensive knowledge of land development processes, zoning, permitting, and local government regulations.
  • A strong understanding of financial modeling, land valuation, and real estate market analysis.
  • Strong negotiation and communication skills, with the ability to influence and build relationships with internal and external stakeholders.
  • Proficiency in land acquisition software, financial modeling tools, and project management tools.
  • Strong leadership abilities with the capability to manage and mentor a team effectively.
  • Excellent problem-solving skills, with the ability to make informed, strategic decisions.
  • In-depth understanding of market trends, land valuation, and regulatory considerations.
  • Ability to balance long-term strategic vision with short-term operational needs and financial goals.

Nice To Haves

  • A Master’s degree in Business Administration (MBA), Real Estate, or Urban Planning is preferred.
  • Experience working in the homebuilding or real estate development industry is strongly preferred.

Responsibilities

  • Develop and execute the company’s land acquisition strategy by identifying and evaluating land opportunities, including raw land, entitlements, and redevelopment sites.
  • Lead efforts to secure land that aligns with the company’s development plans, target markets, and financial goals.
  • Oversee the land banking portfolio, ensuring that land holdings are strategically aligned with the company’s current and future needs.
  • Manage land acquisition activities, including negotiating purchase agreements, managing due diligence, and coordinating with legal and financial teams to close deals.
  • Develop financial models and forecasts for land acquisitions, ensuring that all land investments align with project budgets and financial objectives.
  • Monitor land portfolio performance and manage risk by reviewing and analyzing market trends, financial data, and project feasibility studies.
  • Work closely with internal stakeholders such as the executive team, land development, construction, and finance departments to ensure that land acquisitions align with broader company goals.
  • Coordinate with external partners, including brokers, landowners, municipalities, and legal teams.
  • Ensure that all land acquisitions and developments comply with zoning laws, environmental regulations, and building codes.
  • Oversee the permitting and entitlement processes, working with local governments and agencies to secure approvals for land use and development.
  • Lead cross-functional teams to oversee the entitlement and development of acquired land, ensuring that projects are completed on time and within budget.
  • Provide leadership and guidance to ensure seamless transition from land acquisition to construction teams.
  • Continuously monitor and evaluate land market conditions, including supply and demand trends, land pricing, zoning changes, and municipal policies.
  • Provide market insights to the executive team to inform strategic decision-making.
  • Develop and execute a land disposition strategy to sell or lease underperforming or surplus land assets.
  • Manage the marketing, sale, and negotiation process for land that is no longer needed for the company’s development pipeline.
