About The Position

The Maintenance Director has full responsibility for the planning, development, implementation, administration, monitoring, and evaluation of all Vincentian Properties maintenance and affiliates, the upkeep of all agencies’ Property Maintenance Programs and their adjacent grounds.

  • Experience and training in all areas of general maintenance.
  • Ability to operate power equipment.
  • Ability to perform calculations and measurements as required for carpentry work.
  • This position requires a high school diploma or GED certificate.
  • Minimum of 5-years of supervisory experience.
  • Minimum of 5-years of Property Management experience.

Responsibilities

  • Exercise independent discretion in managing each property for maximum efficiency, safety, and security for employees, volunteers, tenants, and visitors.
  • Recruit, hire, train, evaluate, and supervise all maintenance and housekeeping staff.
  • Plan, coordinate, and manage Plant Operations for all Vincentian Properties Inc. and affiliated or contracted facilities.
  • Direct the development and implementation of Action Plans, programs, construction, and activities.
  • Provide back-up to the maintenance technician(s) in processing and completing work order tickets.
  • Ensure Emergency tickets are responded to and rectified immediately.
  • Maintain a database of both current and completed work order tickets, as well as statistical records to produce monthly and annual reports.
  • Participate in the annual Property Management budgeting process with key stakeholders.
  • Ensure the accurate accounting of maintenance fees, per diem billing and other necessary bookkeeping information.
  • Direct all logistics and acquisitions for products to ensure efficient property operations.
  • Maintain a close working relationship with contractors and vendors, including the annual reporting.
  • Chair program staff meetings and participate in agency Management staff meetings.
  • Actively participate in the PQI System.
  • Ensure staff are trained in local, state, and federal safety policies and procedures.
  • Operate all programs so that there are very low and/or no barriers to receiving assistance.
  • Participate in efforts to improve the efficiency and quality of all Vincentian Properties Inc. affiliated properties.
  • Monitor all financial requests to ensure compliance and verify all funds are properly dispersed in a timely fashion.
  • Monitor all efforts to obtain new prospective properties.
  • Ensures all special maintenance projects are complying and operating within the parameters prescribed by their perspective funders and funding sources.
  • Comply with all applicable training requirements.
  • Comply with all safety, personnel and operational policies and procedures.
  • Ensure all staff and contractors meet mandated Health and Safety regulations.
  • Comply with work schedule to ensure effective operations of Agency programs.
  • Contribute positively as a member of a productive and cooperative team.
  • Perform other duties as necessary to fulfill the Vincentian Properties Inc. mission.
  • Participate with Emergency Operations staff to manage and maintain safe properties during emergency events.
