Reporting to the General Manager, the Director of Engineering is responsible for proactively maintaining product and equipment condition, quality and functionality throughout the 300-guest room, guest common areas, meeting areas, resort grounds and establishing rooms and equipment preventative maintenance programs designed to prolong the lifespan of equipment and physical property. The Director of Engineering is responsible for developing and achieving budgeted department financial results and managing resort-wide capital expenditure projects and budgets and long-term capital plans. Additionally, the Director of Engineering is responsible for high levels of host and guest satisfaction.

Requirements

  • Minimum of seven (7) years job-related experience with a proven track record of success
  • Minimum of four (4) years supervisory experience with at least four (4) direct reports
  • Minimum of two (2) years of experience in capital planning or capital project management
  • High school diploma or equivalent required
  • Advanced knowledge of engineering/facilities/engineering best practices, skills, and techniques, preferably in a multi-faceted hotel, vacation ownership or senior living community environment
  • Current, valid CPO certification (or ability to acquire)
  • Intermediate computer skills including a working knowledge of Microsoft applications
  • Must successfully pass background and drug tests

Nice To Haves

  • Trade school or college degree preferred
  • HVAC or Electrician certification strongly preferred but not required
  • Able to operate/drive a company vehicle with valid MO or AR driver’s license and insurance.

Responsibilities

  • Direct and organize the activities of the engineering department in a proactive fashion to ensure consistent high-level product quality, condition and reliability throughout the resort
  • Maintain accurate records of all mechanical and kitchen equipment, guest rooms, pools, life safety systems and preventative maintenance schedules and ensure all equipment and room PM’s are completed as recommended
  • Develop engineering department policies and procedures
  • Develop and manage department Profit and Loss statement and all activities around business planning, forecasting and budgeting
  • Develop multi-year, resort-wide, capital expenditure plans, projects and budgets. Manage on-going projects
  • Oversee renovation projects and property improvement plans, ensuring minimal disruption to guests and adherence to timelines and budgets
  • Oversee building automation systems (BMS), energy management systems (EMS), and smart room technologies to improve efficiency and guest comfort
  • Ensure compliance with all local, state, and federal regulations, including OSHA, fire/life safety codes, environmental standards, and ADA requirements
  • Establish and monitor key performance indicators (KPIs) such as energy usage, work order response times, equipment downtime, and maintenance costs
  • Maintain HotSOS to track work orders, asset lifecycle, and preventive maintenance performance
  • Collaborate with Rooms, Food & Beverage, and Activities departments to ensure engineering support aligns with operational needs and guest experience standards
  • Drive continuous improvement initiatives, including reliability-centered maintenance and root cause analysis for recurring equipment or facility issues
  • Manage inventory control for engineering supplies, tools, and critical spare parts to minimize downtime and shrinkage
  • Evaluate and recommend new technologies, equipment upgrades, and vendor partnerships to improve operational efficiency and ROI
  • Support brand standards compliance and prepare for internal and external audits (REI inspections, health inspections, insurance audits, etc.)
  • Develop crisis communication protocols in coordination with executive leadership and communications teams
  • Monitor and manage water quality systems (pools, spas, potable water) in compliance with health regulations
  • Promote a culture of service excellence within the engineering team, emphasizing responsiveness, professionalism, and guest interaction standards
  • Ensure a positive work environment leading to high levels of employee engagement and job satisfaction
  • Model effective communication, providing guidance, direction, feedback, coaching, mentoring, training, recognition and support. Provide development opportunities
  • Manage contractor/vendor scope of work, contracts and insurance requirements
  • Assist the Safety and Security leader develop policies for: safety, life safety systems, business continuity protocol, procedures and programs; lead the Engineering department’s safety efforts
  • Develop and execute action plans to address business shortfalls, audit, and inspection findings
  • Responsible for recruiting, interviewing, hiring, development and promotion of staff
  • Develop, implement and monitor department schedules to meet customer demand while achieving productivity goals
  • Develop goals for direct reports, provide regular performance feedback and deliver formal performance evaluations
  • Resolve guest concerns to ensure complete satisfaction
  • Participate in Manager on Duty Program
