Director of Development

Southland Industries•Dallas, TX

About The Position

The Director of Project Development leads pursuit, pricing, planning, and delivery of Prime Integration Projects across a multi-site portfolio. The role is accountable for the discipline and accuracy of project pricing and development, portfolio-wide project profit and loss performance through Project Executives, and effective allocation of shared subject-matter experts across concurrent projects. The Director ensures estimates and proposals are accurate, buildable, and aligned with execution methods; validates project handoffs between pricing and delivery; and ensures actual field performance and cost data inform future pricing. The role oversees shared technical resources, capacity planning, consistent use of modular construction methods, and coordination of modular delivery schedules with site readiness. The Director leads and develops Project Executives and functional managers, intervenes on underperforming or high-risk projects, and reports portfolio-level pricing accuracy, financial performance, and resource utilization to executive leadership. Success includes meeting or exceeding sold margins, reducing estimating-to-actual variance, applying a documented resource prioritization framework, synchronizing modular delivery with site readiness, and developing employees into greater scope.

Requirements

  • 10 or more years of experience in design-build industrial construction.
  • Significant experience delivering mission-critical projects or data centers.
  • Demonstrated experience owning or directly supporting P&L across multiple concurrent projects.
  • Experience with modular, prefabricated, or industrialized construction methods and their logistics and sequencing requirements.
  • Experience managing shared or matrixed technical resources across competing project priorities.
  • Strong understanding of preconstruction, estimating, and the handoff from pursuit to execution.
  • Willingness to travel across a multi-project portfolio.

Responsibilities

  • Own aggregate profit and loss performance across projects overseen by Project Executives in the business unit.
  • Identify projects trending below sold margin and develop intervention plans before margin erosion becomes irreversible.
  • Review the accuracy and honesty of monthly financial forecasts from Project Executives before they are presented to executive leadership.
  • Ensure estimates and proposals are accurate, buildable, and consistent with execution methods.
  • Ensure delivery teams validate assumptions before project awards and maintain a feedback loop from field performance and cost data to future pricing.
  • Allocate subject-matter experts across active and pursuit-stage projects, resolving resource conflicts according to portfolio priorities.
  • Plan shared-resource capacity and escalate staffing needs before resource constraints become critical.
  • Ensure consistent application of modular construction methods, including off-site manufacturing, sourcing and sequencing, factory-to-field logistics, and standardized component integration.
  • Coordinate subject-matter experts so modular component schedules remain synchronized with on-site readiness.
  • Identify deviations from standard modular playbooks and drive corrective action before they create cost or schedule risk.
  • Manage and develop Project Executives, holding them accountable for P&L results, client relationships, and leadership of project teams.
  • Intervene in underperforming projects and develop Project Executives' ability to manage P&L independently.
  • Oversee the technical standards, staffing, and output quality of the Connectivity Manager, Electrical Manager, Logistics Manager, and Product Manager as functional leaders.
  • Ensure functional teams build bench strength and documented standards rather than relying on undocumented individual knowledge.
  • Report portfolio-level pricing accuracy, P&L performance, and resource utilization to executive leadership.
  • Communicate pricing and delivery risks honestly and early to clients and executives.
  • Develop at least one Project Executive or functional manager into greater scope within 12 months.
