About The Position

The Urban Homesteading Assistance Board (UHAB) is seeking a dynamic and experienced Director of Co-op Development. This role is pivotal in facilitating the acquisition, financing, rehabilitation, and conversion of distressed rental properties into affordable housing cooperatives. As a key player in expanding UHAB’s development capabilities, you will drive the organization’s mission of creating and preserving community-controlled, affordable housing. About UHAB UHAB empowers low- to moderate-income residents to take control of their housing and enhance communities by creating strong tenant associations and lasting affordable co-ops. Since 1973, UHAB has helped form hundreds of tenant associations and transformed troubled rental buildings into 1,200 affordable co-ops, providing homeownership opportunities for over 25,000 families. With democratic community control at the core of our mission, we work to sustain this thriving affordable housing community for this generation and those to come. We organize residents to be active participants and decision-makers in shaping their neighborhoods. UHAB’s programs address a full spectrum of affordable housing needs: from building resident power and organizing tenants as community leaders, to developing thousands of units of affordable housing across the Bronx, Queens, Brooklyn, and Manhattan, to making loans to first-time homeowners, to preserving affordable co-ops through training, education, and technical assistance. UHAB’s programs address the needs of future generations through long-term solutions: developing new affordable co-ops, increasing energy efficiency and introducing renewable technologies, and strengthening housing policy. The Position Reporting to the Chief of Real Estate Development, the Director of Co-op Development will lead a team of project managers, associates, and relocation specialists. This is a unique opportunity for an affordable housing development professional to support UHAB’s holistic approach to cooperative development while collaborating closely with the Organizing, Training, Legal, and Policy Departments.

Requirements

  • Minimum of 3 years in affordable housing development with a proventrack recordin managing real estate development processes.
  • Strong experience in managing complex projects andbudgets, andcoordinating with diverse stakeholders.
  • Proficiencyin preparing and analyzing pro formas, budgets, and financial reports.
  • In-depth knowledge of NYC andNYSaffordable housing programs, finance opportunities, and regulatory landscapes.
  • Detail-oriented, self-motivated, and capable of independently managing multiple projects. Strong problem-solving abilities and excellent organizational and project management skills.
  • Ability to communicate data and programmatic planning clearly and accessibly.
  • Excellent time management skills with the ability to thrive in a fast-paced environment.
  • Proven experience in leading and motivating a team.
  • Strong commitment to housing, racial, and economic justice.

Responsibilities

  • Oversee a portfolio of projects through various stages of development,from pre-development to financial feasibility analysis, underwriting, loan closing, construction completion, co-opconversionand permanent financing.
  • Cultivate and manage relationships with key stakeholders, including contractors, architects, engineers, consultants, housing agencies (NYC and NYS), lenders, attorneys, and property managers. Coordinate their activities to ensure project success at every stage of the development process, from pre-development through construction and conversion.
  • Under the supervision of the Chief of Real Estate Development, negotiate construction and permanent loan terms with government agencies, lenders, and other funders, ensuring the finalization of favorable financial terms and conditions for the development project.
  • Collaborate with architects and engineers to define projects’scope of work, coordinating site assessments, walk-throughs, and environmental testing with residents and property management.
  • Track project budgets,monitorthe completion of project milestones, and collaborate closely with UHAB’s Fiscal Department to ensuretimelyrequisition payments.
  • Act as a liaison between property management and residents,facilitatingmonthly evening tenant association meetings to engage residents at various stages of the co-op development process,shareproject updates, and foster resident leadership.
  • Working in close collaboration with the Development team’s Director of Community Engagement, oversee resident relocation in coordination with construction and property management teams.
  • Coordinate grant and funding requests with the Chief Advancementofficer.
  • Supervise property managers before, during, and after construction, andmaintainfrequent meetings with resident associations at all stages of the development process.
  • Facilitate seamless interdepartmental coordination by working with UHAB’s Policy and New Projects Department and Preservation Department to efficiently transition buildings through the development pipeline.
  • Produce monthly progress reports on development projects
