About The Position

At Five Star Breaktime Solutions, the Director of Capital Assets is responsible for the strategic planning, acquisition, lifecycle management, and optimization of the company’s capital assets. This leadership role ensures capital investments align with operational priorities, financial goals, and long-term business strategy while maximizing asset utilization, reliability, and return on investment. This position partners closely with Finance, Operations, Facilities, Refreshment Services, Dining, Maintenance, and Executive Leadership to support company growth and operational excellence across all business lines.

Requirements

  • Bachelor’s degree in Finance, Operations Management, Business, or related field preferred
  • Equivalent combination of education and experience considered
  • Minimum of 5 years of experience in capital asset management, large-scale operations, or related fields preferred
  • Experience in multi-site, asset-intensive environments strongly preferred
  • Experience with CER platforms and/or VendSys preferred
  • Demonstrated leadership experience with the ability to drive results through others
  • Strong interpersonal and communication skills
  • Ability to collaborate effectively with operational and executive leadership teams
  • Strong organizational skills with a high sense of urgency and follow-through
  • Proficient with Microsoft Office Suite and standard office software
  • Ability to review and understand budgets, operating statements, and financial reporting
  • Strong problem-solving, analytical thinking, and decision-making skills
  • High standards of professionalism, ethics, and integrity
  • Ability to pass a pre-employment background check and drug screen
  • Valid driver’s license with a clean driving record
  • Willingness to travel, including occasional overnight travel
  • Ability to remain seated for extended periods and work extensively on a computer
  • Ability to work in both office and field environments as needed

Responsibilities

  • Oversee the full lifecycle of capital assets from acquisition and deployment through maintenance, replacement, and disposal
  • Prioritize capital investments based on operational needs, strategic goals, and ROI
  • Support long-term asset planning and replacement strategies
  • Establish standards and ensure compliance for asset tracking, depreciation, condition assessments, and replacement planning
  • Monitor capital spending against approved budgets and timelines
  • Generate requisitions based on requests from Operations, Refreshment Services, Dining, Maintenance, and Corporate leadership
  • Gather and validate all information related to requisition submissions before forwarding to the CFO
  • Communicate rejected requisitions and collaborate with managers to revise and reevaluate requests
  • Estimate pricing for equipment, labor, and parts to ensure requisition accuracy
  • Ensure all invoices related to requisitions are processed and paid in a timely manner
  • Support audits, reconciliations, and financial reporting related to capital assets
  • Lead sourcing initiatives, vendor selection, contract negotiations, and performance management
  • Build strong vendor partnerships focused on service, innovation, quality, and cost optimization
  • Ensure compliance with procurement policies and cost-control expectations
  • Conduct value assessments prior to acquisitions for all non-fleet assets
  • Lead and develop teams responsible for capital asset management
  • Establish performance expectations, development plans, and operational goals for direct reports
  • Identify opportunities to improve asset efficiency, reduce downtime, and extend equipment life
  • Serve as a strategic partner to leadership teams across the organization
