About The Position
Ardoor provides premium association management services to condominium and homeowners association boards. We empower communities to run more effectively with services spanning financial management, vendor oversight, compliance, board governance support, and resident communication. We win loyal customers through personalized service, modern technology platforms, and a local approach that puts boards first. We are expanding rapidly and seeking a results-driven Director of Business Development to capture market share, win new clients, and accelerate Ardoor’s growth across Florida.
Requirements
- Proven hunter sales track record (5+ years) with consistent quota attainment.
- Industry experience selling into condominium/HOA boards
- Aggressive, resilient, and competitive personality with a drive to win new accounts
- Strong presentation skills — comfortable speaking in front of board members and committees
- Excellent negotiation and closing skills, with ability to influence group decisions
- Solid understanding of financials, contracts, and service-level agreements
- Must reside in Florida and be willing to travel statewide
Nice To Haves
- Existing network within Florida HOA/condo board circles, property managers, or community association service providers
- Experience selling association management, property services, or outsourced professional services
- Familiarity with CAI (Community Associations Institute) and local HOA/condo governance dynamics
Responsibilities
- Proactively identify and target condominium and HOA boards in assigned Florida markets
- Build and maintain a robust prospect list through cold calling, email outreach, LinkedIn networking, referrals, and industry associations (CAI chapters, trade events, local board gatherings)
- Conduct discovery to uncover board challenges, priorities, and dissatisfaction with incumbent providers
- Present to HOA/condo boards, where influence and persuasion are critical
- Navigate complex, multi-stakeholder decision-making processes with boards, property managers, and community representatives
- Manage the full sales cycle — prospecting, qualifying, needs analysis, solution alignment, proposal, negotiation, and closing
- Maintain detailed activity and pipeline data in CRM
- Clearly articulate how Ardoor outperforms major competitors in service quality, transparency, and board partnership
- Stay current on competitor pricing, service models, and contract structures to strengthen competitive positioning
- Establish credibility and trust with board members, attorneys, real estate agents, and other referral sources
- Represent Ardoor at industry events, trade shows, and networking groups to expand visibility and generate leads
- Leverage existing industry relationships to accelerate market entry
