About The Position

Harwood International is seeking a results-driven Director of Asset & Property Management to lead the operational, financial, and strategic performance of the company's Class A commercial real estate assets. This role combines hands-on property management oversight with institutional-level asset management, requiring a leader who can drive day-to-day building operations while thinking strategically about long-term asset value including the development and repositioning of existing assets. The ideal candidate brings broad exposure across real estate asset classes with deep experience in Class A commercial office, a strong financial and analytical foundation, and a forward-thinking mindset around the integration of AI and emerging technology into real estate operations and decision-making. Experience leading or actively participating in acquisition, disposition, or refinancing transactions is highly valued, reflecting the caliber of professional we seek and the growth opportunity this role offers. This role will partner closely with Leasing, Construction, Accounting, Development, and Executive Leadership to maximize asset value, enhance tenant experience, and ensure operational excellence.

Requirements

  • Bachelor's degree in Real Estate, Finance, Business Administration, or related field.
  • 7+ years of experience in commercial real estate asset management and/or property management, with a primary focus on Class A commercial office assets.
  • Demonstrated experience in the development and/or repositioning of existing real estate assets.
  • Demonstrated experience in a lead or active role in asset financing transactions, including acquisitions, dispositions, and/or refinancings.
  • Strong lease negotiation skills with hands-on experience structuring and negotiating commercial lease transactions.
  • Advanced proficiency in ARGUS Enterprise and Microsoft Excel for financial modeling and analysis.
  • Genuine curiosity and awareness of AI and emerging technologies and their potential to transform commercial real estate operations and investment analysis.

Responsibilities

  • Develop and execute asset-level business plans focused on revenue growth, expense optimization, tenant retention, and long-term value creation.
  • Evaluate and lead the repositioning of existing assets to enhance competitiveness, drive occupancy, and unlock value through capital improvements, rebranding, or change of use.
  • Monitor property performance against budgets, forecasts, and ownership objectives; identify variances and recommend corrective action.
  • Prepare and present monthly, quarterly, and annual asset performance reports to leadership.
  • Conduct financial modeling including cash flow analysis, IRR/NPV evaluations, hold/sell analysis, and scenario planning using ARGUS and Excel.
  • Assist with valuation analysis, capital structure recommendations, and strategic planning processes.
  • Work closely with Development, Construction, Accounting, Marketing, and Hospitality teams to support company-wide initiatives.
  • Provide leadership and guidance across teams to ensure alignment with company objectives.
  • Provide direct oversight of property management operations, ensuring Class A buildings maintain exceptional service standards and physical condition.
  • Develop, review, and manage operating budgets, capital expenditure plans, and vendor contracts for efficiency and effectiveness.
  • Establish and enforce operational policies, procedures, and best practices aligned with Harwood International brand standards.
  • Coordinate capital improvement projects and property enhancement initiatives from scoping through completion.
  • Lead risk management initiatives, compliance programs, and operational audits.
  • Manage relationships with third-party service providers, contractors, and consultants.
  • Contribute asset management and operational perspective to ground-up development projects and major repositioning efforts.
  • Assess underperforming or transitioning assets and develop strategic plans to reposition them for improved performance and market relevance.
  • Collaborate with Development and Construction teams on project planning, budgeting, and execution of capital-intensive initiatives.
  • Identify opportunities for adaptive reuse, amenity enhancements, or building modernization that align with market demand and ownership objectives.
  • Collaborate with Leasing team to develop and execute leasing strategies that support occupancy and revenue goals.
  • Review lease proposals, renewals, amendments, and concessions.
  • Participate in negotiations with prospective and existing tenants as needed.
  • Monitor lease expirations, tenant retention initiatives, and market positioning.
  • Foster strong tenant relationships and support initiatives that enhance tenant satisfaction and engagement.
  • Conduct financial analysis including budgeting, forecasting, variance reporting, and ROI evaluations.
  • Review CAM reconciliations, operating statements, and capital project financials.
  • Assist with valuation analysis, business plans, and investment recommendations.
  • Support annual budgeting and strategic planning processes.
  • Stay current on emerging technologies, particularly AI and automation, and their applications to asset management, property operations, leasing analytics, and financial modeling.
  • Identify and champion opportunities to integrate AI-driven tools and data analytics into property management and operational workflows.
  • Collaborate with the technology team to evaluate, pilot, and implement solutions that improve efficiency, decision-making, and tenant experience.
