About The Position

Reporting to the Vice President of Leasing and Call Centre Operations, the Director of Leasing is responsible for assisting with the professional management and oversight of all leasing activities for Centurion Property Associates Inc and its related entities.

Requirements

  • Bachelor’s degree in business, marketing or related field
  • Minimum 8 years experience marketing with a focus on leasing within the real estate and/or investment industries
  • No less than 3 years’ experience managing and leading a team, having previously demonstrated excellent leadership skills with the ability to influence and motivate others
  • Proven track record of developing and implementing successful marketing/advertising strategies for a national portfolio
  • Well-connected in the marketing industry with a strong network of contacts
  • Exceptional writing, editing and proofreading skills with a strong attention to detail and an emphasis on business writing styles in keeping with real estate and investment industry standards
  • Self-starter; highly motivated and able to take initiative required to achieve department goals and objectives
  • Strong project management skills with the ability to multi-task and manage multiple projects at once in an effective and efficient manner
  • Ability to work effectively under pressure and meet tight deadlines
  • Excellent command of MS Office Products and Adobe Creative Suite as well as a strong working knowledge of SEO, SEM, CMS, and HTML.

Responsibilities

  • Cultivate and sustain strong relationships with both internal and external stakeholders.
  • Build and nurture valuable connections with key industry players to gain insight into current opportunities and competitive tactics.
  • Collaborate with teams across different departments to ensure seamless communication of lead generation strategies.
  • Focus on delivering exceptional client satisfaction by consistently aligning with Centurion’s Vision, Mission, and Core Values.
  • Supervise the daily operations of the Leasing teams, offering ongoing support and guidance.
  • Plan and lead regular team meetings to reinforce company standards, address common challenges, and issue clear directives in response to meeting outcomes.
  • Evaluate team performance against set objectives and department metrics, providing timely feedback and addressing any performance issues as needed.
  • Conduct quarterly performance evaluations and make annual salary and bonus recommendations.
  • Collaborate closely with Human Resources to create and implement a training program that ensures cross-training opportunities to mitigate business risks and defines clear career growth paths.
  • Inspire, motivate, and coach the Leasing team, ensuring they have the necessary training and resources to meet leasing standards and objectives.
  • Provide continuous mentorship and development opportunities, sharing valuable market insights and actionable recommendations.
  • Guarantee that the team has full support and all the tools required to successfully complete the entire leasing process, from booking appointments to lease signing.
  • Maintain a comprehensive understanding of all Centurion-owned and operated properties, as well as the markets they are located in.
  • Adhere to the annual leasing budget.
  • Regularly visit competitor properties to gain a strong understanding of various market areas where Centurion operates, particularly for new acquisitions and properties requiring full lease-ups.
  • Take full responsibility for lease-ups on newly acquired properties, knowing that achieving the required occupancy targets is critical to securing financing for these properties.
  • Conduct property visits for Centurion-owned and managed properties, identifying and implementing new strategies to address leasing challenges as they arise within the portfolio.
  • Contribute to the creation of a leasing strategy to promote vacancies across different markets, utilizing open houses, resident events, and advertisements on platforms like Kijiji and Gottarent.
  • Oversee the timely posting of available units to ensure vacancies are advertised efficiently and effectively to maximize value for Centurion.
  • Ensure the proper management of the Lead Management system, ensuring all information is kept up to date.
  • Actively participate in leasing events, providing team support and motivation.
  • Assist in the development and execution of a leasing strategy and help create training materials for both multi-family and student housing teams.
  • Host regular training sessions for operational staff on leasing procedures and insights, ensuring they have the tools and knowledge to meet performance standards.
  • Introduce key performance metrics to evaluate the success of leasing campaigns, events, and other initiatives, continuously monitoring outcomes and implementing corrective actions as needed.
  • Analyze weekly traffic reports to identify leasing opportunities and challenges.
  • Conduct market research in all Centurion-operated regions, providing recommendations on leasing rates and promotional strategies.
  • Complete market surveys and mystery shopping activities to ensure Centurion stays competitive and aligned with industry standards.
  • Take on other duties as assigned by the Vice President of Leasing and Call Centre Operations.
  • Stay consistently informed about the competitive landscape for similar products, conducting thorough research when necessary to fully understand market opportunities and potential risks.
  • Gather valuable feedback from current and prospective clients to validate trends, identify key value propositions, and anticipate customer and industry needs.
  • Ensure management is kept up-to-date with the most accurate and favorable perspective on Centurion's products and its competitive positioning.
