About The Position

Lead Draxord's investment, financing and asset management activities across the full transaction and ownership lifecycle - from sourcing and underwriting through debt and equity structuring, due diligence, closing, refinancing, portfolio oversight and value-creation execution.

Requirements

  • Bachelor's degree in finance, real estate, accounting, economics or a related quantitative field.
  • Seven or more years of progressively responsible experience in multifamily acquisitions, underwriting, real estate private equity, asset management, investment banking or related real estate investment roles preferred, including team leadership experience.
  • Advanced Excel and financial-modeling skills; strong command of rent rolls, T-12s, IRR, equity multiple, cash-on-cash returns, budgets, sensitivity analysis and debt sizing/structuring.
  • Demonstrated ability to lead complex transactions and portfolio workstreams, challenge assumptions, present to executive management, manage and develop staff, and build strong relationships with brokers, lenders, financing groups, property managers and third-party partners.
  • Ability and willingness to travel frequently across the United States, including for acquisitions, due diligence, property visits, financing meetings and other business requirements.

Responsibilities

  • Identify and recommend investment properties consistent with Draxord's acquisition criteria.
  • Build and nurture relationships across USA with brokers, principals, originators and other real estate professionals.
  • Oversee all underwriting, investment analysis and due diligence related to acquisitions, dispositions and refinancings.
  • Complete in-depth financial analysis and research on potential investments and provide recommendations based on established criteria.
  • Create and manage complex financial models to support underwriting, forecasts, sensitivities and executive decision-making.
  • Coordinate third parties involved in transactions, including pipeline management, transaction summaries, rent analysis, zoning review, environmental risk and building-condition assessments.
  • Conduct on-site property-level due diligence during acquisitions, together with third-party consultants, and provide continued support as needed.
  • Prepare and present weekly pipeline reports and investment opportunities to executive management.
  • Lead the structuring of debt and equity for each acquisition, disposition and refinance.
  • Maintain a strong working knowledge of bridge loans, agency financing and HUD financing, including key underwriting requirements, loan structures, covenants and execution considerations.
  • Build and maintain relationships with lenders, debt brokers, agency/HUD financing groups, originators and other financing partners.
  • Prepare high-quality financing presentations and confidential information memorandums (CIMs) and participate in lender presentations.
  • Present weekly and monthly updates to executive management on investment opportunities, debt restructuring initiatives and asset performance.
  • Perform detailed reviews of monthly property reporting packages for completeness, accuracy and appropriate commentary on results.
  • Analyze monthly financial results, highlight key trends, operational deficiencies and opportunities to improve property performance.
  • Prepare and distribute weekly and monthly asset management reports and coordinate follow-up with property management teams.
  • Lead, hire, train and coach the Investments team; ensure service levels, accountability, tools, training and corrective actions support required business results.
