Brookfield Residential, a leading North American land developer and homebuilder for over 65 years, is seeking a Director, Housing Development. This role will oversee housing operations for a portfolio of single-family detached and attached homes, managing various stages from predevelopment to closings. This includes directing community setup, developing and approving site plans, tracking engineering approvals, and ensuring projects are completed within timelines and budgets. The position also involves community startup, model home starts, and resolving issues with community and agency relations.

Requirements

  • Bachelor’s degree in civil or urban planning or a related discipline is preferred.
  • 10+ years of relevant experience in the industry and strong record of accomplishment is required.
  • 5+ years of leading and managing a team.
  • Prior residential homebuilding development experience is required.
  • Ability to read, edit, and QA/QC engineering plans.
  • Proficiency in excel, MS Planner, MS Suite, and proficiency in CoPilot or similar LM.
  • Strong attention to detail, strong writing, organizational and interpersonal skills.
  • High degree of motivation, follow through and accountability is expected.
  • Previous experience with project budgeting and scheduling is needed.
  • Ability to prioritize tasks and work effectively alone or on teams is critical.
  • Ability to multitask and meet multiple deadlines, proven ability to problem solve.
  • Willing to commute to project sites.

Responsibilities

  • Manage site plan preparation and home product development coordination.
  • Oversee the site plan approval and engineering process.
  • Manage the new home design process, including consultants like architects, engineers, and color consultants.
  • Complete home plans and submit them for building plan check and permits.
  • Establish new community business plans, including cost budgets and schedules, and provide quarterly and annual updates.
  • Ensure compliance with community ordinances, zoning, and site constraints.
  • Understand utility availability and requirements.
  • Review purchase agreements and provide recommendations on costs, feasibility, and timelines.
  • Prepare budgets for planning and development costs from community startup through final Certificate of Occupancy (C of O).
  • Manage the review, coding, and approval of contracts, POs, and invoices.
  • Manage Bureau of Real Estate report filings and approvals.
  • Represent Brookfield on Homeowners Association Boards and manage HOA transfers.
  • Select professional consultants.
  • Order and complete necessary studies and surveys impacting home design.
  • Respond to buyer demographics and market input for home design.
  • Develop and adhere to schedules and budgets for site plan development.
  • Maintain and update community/building permit plan tracking paperwork.
  • Attend building plan review meetings with City/County staff.
  • Update budgets and cost analysis based on approved plans.
  • Budget, schedule, and complete engineering plans for site engineering approval.
  • File final construction set engineering plans with utilities and serve as liaison.
  • Obtain storm, sewer, and water construction set approvals.
  • Conduct ongoing budget evaluation for site engineering activities.
  • Submit and follow up on construction drawings for building permits.
  • Obtain necessary permits for sales and construction trailers.
  • Serve as community liaison for obtaining building permits.
  • Troubleshoot problems with municipal departments or neighboring property owners.
  • Follow conditions of approval for site improvements.
  • Obtain site development permits from municipal and/or county authorities.
  • Coordinate permits required from plumbers, electricians, or contractors.
  • Schedule engineering meetings with utility companies.
  • Work with Land Development Division on site plan development, environmental protection, and special conditions.
  • Request inspections for soil erosion protection, tree protection, etc.
  • Order and deliver checks, bonds, etc., for site development permits.
  • Attend pre-construction meetings for site development/underground construction.
  • Work with Land Development Division for engineering plan preparation and site coordination.
  • Distribute updated Engineering and Site Plan graphics.
  • Maintain current records of all site plan approvals, graphics, and engineering plans.
  • Manage cost budgets and home specifications.
  • Manage schedules for product development from design through building permits.
  • Conduct market review and revenue analysis.
  • Align model and production starts with sales and planned closings.
  • Coordinate with other departments for sequence sheets.
  • Conduct regular meetings with construction, sales, design center, and marketing.
  • Construct product within budgetary guidelines.
  • Improve product or cost-effectiveness through value engineering.
  • Conduct home specification and cost review analysis.
  • Work with marketing and design center to define home specifications.
  • Utilize computer programs including Revit, construction scheduling, estimating, job costing, financial accounting, cost variance analysis, and spreadsheets.
  • Perform or review post-construction analysis of costs and problems.
  • Provide summary reports of performance and benchmarks to upper management.
