About The Position

GreenSky is launching a new Home Equity Line of Credit (HELOC) brokering line of business designed to operate with a digital-first, highly automated, low-friction operating model. We are seeking a Director of HELOC Brokerage to serve as the Managing Principal / Qualified Individual (QI) for this brokerage activity. This individual will serve as the named regulatory principal for the brokerage and will ensure compliant day-to-day operations. This position is part of GreenSky’s entry into HELOC at home improvement point of sale. The role is ideal for a mortgage operations leader who is comfortable building small, scaling intelligently, and relying heavily on technology and automation.

Requirements

7+ years of experience in mortgage operations, mortgage banking, or mortgage brokerage, including increasing levels of responsibility.
Demonstrated ability to serve as the Managing Principal / Qualified Individual for a mortgage broker, including willingness to act as a control person on required regulatory filings.
Active NMLS-issued Mortgage Loan Originator (MLO) licenses across a broad footprint of U.S. states at a time of hire, reflecting the brokerage's multistate launch plan, with demonstrated ability and willingness to promptly obtain and maintain licensure in any additional states in which the brokerage operates.
Understanding of HELOC regulatory frameworks, multi-state licensing requirements, and broker supervision obligations; comfort supporting state examinations and regulator inquiries.
Experience operating in technology-enabled or fintech-adjacent environments with strong judgment in lean organizations.
Experience with HELOC products and an understanding of key customer-facing value propositions for HELOCs as well as regulatory and operational considerations.
Active MLO licenses in Florida, Colorado, and Arizona

Nice To Haves

Direct experience working with digital lending platforms, automated underwriting, and/or API-based mortgage infrastructure.
Experience designing compliance and operational controls that scale.
Experience with customer interactions, particularly in the home improvement context for HELOC originations.

Responsibilities

Serve as the Managing Principal / Qualified Individual for the HELOC brokerage across applicable state licenses, including as the named QI/Managing Principal on NMLS Form MU1 and equivalent state filings.
Collaborate with legal, compliance, and growth and strategy teams to manage the state HELOC broker licensing and renewals, including Mortgage Call Report (MCR) filings, regulatory exams, audits, and inquiries.
Obtain and maintain personal MLO licensure across all applicable states on an ongoing basis, including completion of required annual continuing education (no less than 20 hours per year across applicable jurisdictions) and any periodic testing or state-specific re-qualification requirements.
Provide supervisory oversight of sponsored Mortgage Loan Originators (MLOs) across licensed locations, including recruiting/sponsoring and (where required) serving as manager of record.
Partner with legal and compliance team to implement and maintain compliant policies, procedures, and controls consistent with a digital-first brokerage model.
Identify regulatory and operational risks early and escalate or remediate as appropriate.
Continuously assess process flows to eliminate unnecessary touchpoints and operational drag, while preserving a strong regulatory control environment.
Oversee brokerage operations, including digital loan intake and brokered submissions, exception management (where required), quality control, and post-closing reviews.
Monitor operational performance metrics, exception rates, and compliance outcomes with a focus on efficiency, accuracy, and scalability.
Ensure strong vendor oversight while avoiding internal build-out where third-party solutions are more efficient.
Partner with Legal, Compliance, Product, Growth, and Technology teams to support the rollout and scaling of the HELOC brokerage.
Represent the brokerage credibly with internal stakeholders and external partners, including regulators, while we build and scale the business.
Leverage AI and AI-based tools to enhance day-to-day productivity and deliverable creation, with appropriate attention to data handling and regulatory considerations.
