About The Position

Reporting to the VP, Development, this role will oversee and drive the successful approval and execution of development projects within the Ontario portfolio for Nicola Real Estate. This includes managing all aspects of planning and municipal approvals, coordinating with third-party architects, consultants, and engineers, and leading negotiations with municipal staff to ensure timely and efficient processing of development applications. The role requires strong leadership to represent NRE at stakeholder events, manage internal resources, and prepare comprehensive reports, ultimately supporting Nicola Wealth’s strategic goals in urban development and investment. This role is 5-days per week in office.

Requirements

  • 8+ years of real estate experience in a progressively senior role - with a minimum of 5 years in the industry as a Development Manager, Senior Development Manager/Director.
  • Demonstrated experience overseeing teams and leading complex mixed-use development projects from inception through to completion.
  • Relevant post-secondary education in architecture, planning, engineering, urban land economics
  • A strong understanding of real estate market trends, project launches and competitor awareness, and land regulation policies
  • An understanding of construction processes including knowledge of CCDCs, Change Orders Site Instructions, etc.
  • Highly proficient in MS Office (especially Excel and Outlook)
  • Proficient in MS Project

Responsibilities

  • Managing all Planning Act Approvals including Plans of Subdivision, Site Plan Approvals, Official Plan Amendments (Regional and lower-tier), Re-zonings and Minor Variances
  • Spearheading coordination with all NRE third party architects, consultants, engineers and others for all development applications, submissions and resubmissions;
  • Leading negotiations and discussions with municipal staff influencing the approvals processes starting from pre-consultation checklists to final submission processing
  • Creation, management & execution of project schedules and proforma’s
  • Represent NWRE at stakeholder and community events
  • Manage the review and execution of legal agreements associated with development projects
  • Overseeing internal team resources for researching and reporting on various relevant policy changes and market information
  • Preparation of monthly development reports for Ownership
  • Tendering construction management, negotiating CCDCs and Supplemental Conditions
  • Placing and managing insurance
  • Tracking monthly progress draws and project budgets
  • Detailed review and signoff on change orders, site instructions, etc.
  • Bi-weekly in-person site meetings during construction
  • Leading and mentoring more junior staff in the Development team and broader NRE group
  • Other relevant and related responsibilities, as assigned and as the needs of the organization change.
