About The Position

Rex is hiring a Director, Debt Capital Markets, to lead financing strategy for its multifamily portfolio as it enters a new buying cycle. The role owns debt strategy, placement, and portfolio-wide liability management, with responsibility for structuring and timing loans to protect investor equity and support reliable capital returns. Financing options are evaluated on total lifetime cost and risk—including prepayment flexibility, maturity exposure, rate structure, reserves, and covenants—not simply on coupon or proceeds. The Director will run competitive financing processes for acquisitions and refinances, presenting each asset to lenders across agency, HUD, life company, bank, and CMBS channels. The role will manage portfolio maturities and covenants, initiate refinances 12 to 24 months ahead of maturity, maintain a qualified guarantor bench, and develop additional capital sources and structures. Close partnership with acquisitions, asset management, property management, finance, legal counsel, and lenders is central to the position. This is a hands-on, fully remote role for an experienced multifamily debt professional who executes transactions and builds systems, relationships, and discipline. Rex emphasizes conservative, downside-first stewardship of investor capital and states that candidates must be fully aligned with its mission to catalyze human flourishing.

Requirements

  • 7 to 10 years of multifamily debt experience; ideally in capital markets at an owner-operator or as an originator at an agency lender or leading debt brokerage.
  • Hands-on execution experience with Fannie Mae and Freddie Mac debt, plus meaningful exposure to HUD, life company, bank, and CMBS financing.
  • Transaction-seat experience through the 2022–23 rate shock and a conservative, downside-first approach to leverage.
  • Strong knowledge of loan structuring, including fixed-versus-floating-rate tradeoffs, rate caps and hedging, defeasance, yield maintenance, step-down prepayment structures, and extension risk.
  • Proven experience running competitive lender processes and negotiating term sheets and loan documents.
  • Experience executing supplemental loans, preferred equity, mezzanine, and portfolio or credit facility structures.
  • Working knowledge of guarantor requirements, including key-principal net-worth and liquidity tests and non-recourse carve-out obligations; experience sourcing or managing guarantor relationships.
  • Strong Excel and real estate financial-modeling skills, including debt sizing, DSCR and debt-yield analysis, sensitivity analysis, and refinance scenario planning.
  • Fluency in property-level financials, including T12s, rent rolls, and business plan tracking, and an understanding of how operating performance affects loan terms and proceeds.
  • Experience managing maturity, covenant, and compliance calendars across a multi-asset loan portfolio.
  • Active relationships across agency lenders, debt brokers, life companies, banks, and CMBS lenders, with market intelligence on spreads, lender appetite, and program changes.
  • Practical ability to use AI tools such as Claude and ChatGPT and modern data platforms to increase speed and accuracy.
  • Hands-on execution and builder mindset; this is not an advisory role.
  • High-energy, curious, and persistent, with strong relationship skills and the willingness to reject unsuitable financing structures.
  • Owner’s mindset and readiness to build with Rex for the long term.
  • Commitment to Rex’s mission and disciplined stewardship of investor capital.
  • Applicants must pass a background check and credit check before their first day and execute a confidentiality and non-disclosure agreement before starting.

Nice To Haves

  • Bachelor’s degree in finance, real estate, economics, or a related field preferred.
  • CFA, CCIM, or advanced real estate finance training is a plus.

Responsibilities

  • Own debt strategy across the multifamily portfolio, structuring acquisitions and refinances around long-term fixed-rate debt and evaluating options based on lifetime cost and risk.
  • Prioritize asset protection over proceeds by sizing leverage conservatively and stress-testing loans against rate, occupancy, and exit scenarios.
  • Run competitive financing processes for acquisitions and refinances, seeking bids from Fannie Mae, Freddie Mac, HUD, life companies, banks, and CMBS lenders.
  • Prepare financing packages and lender presentations that explain each asset, its business plan, and Rex’s operating track record.
  • Negotiate term sheets, loan documents, and closing conditions with legal counsel, including prepayment terms, reserves, recourse carve-outs, and covenants.
  • Build and maintain a qualified guarantor bench to prevent net-worth or liquidity requirements from delaying transactions.
  • Maintain a portfolio-wide calendar of maturities, rate-cap expirations, covenants, extension options, and prepayment terms, and report regularly to leadership.
  • Begin refinance processes 12 to 24 months before maturity.
  • Monitor covenant compliance, DSCR and debt-yield tests, reserve requirements, and lender reporting obligations; escalate risks with corrective plans.
  • Structure supplemental loans, preferred equity, mezzanine financing, and portfolio-wide credit facilities to unlock value and return capital without adding risk to investor equity.
  • Identify new capital sources and develop lender relationships to lower the platform’s cost of capital.
  • Partner with asset management and property management to improve operating performance and financing outcomes.
  • Partner with acquisitions to pressure-test underwriting assumptions, debt sizing, and capital structure for new deals.
  • Track rate markets, spreads, lender appetite, and agency program changes, and translate market intelligence into recommendations for leadership.
  • Use AI tools and modern analytics to improve debt tracking, scenario modeling, and lender reporting.
