The Opportunity The Director, Controllership & Accounting will own the full accounting function as the first dedicated accounting hire on the platform. Reporting directly to the CFO, this individual will translate Montera’s development pipeline into a disciplined, institutional-grade financial platform; establishing REIT-ready accounting infrastructure from day one, building the chart of accounts, governing project accounting across a multi-billion-dollar capital program, and ensuring that financial reporting aligns with underwriting models, lender covenants, and investor expectations. This is a hands-on builder role, not an oversight role. In the first 12-18 months, this person will personally own the close, post entries, build reconciliations, stand up the ERP, write the policies, and execute REIT testing—while designing the systems and processes that will let the function scale. The right candidate is a CPA who is energized by being in the details, has deep technical depth in REIT accounting and tax, has lived in CIP and capitalization in capital-intensive development environments, and is excited to build rather than maintain. As Montera scales, this role is expected to evolve. The successful candidate will have a clear path to grow into VP Controller, and ultimately Chief Accounting Officer as the platform brings assets online, builds a team underneath them, and matures into a fully institutional finance function. Requirements

  • Active CPA license required.
  • 5+ years of direct data center industry experience (hyperscale, colocation, or digital infrastructure), with exposure to development, construction, or operating environments.
  • 8+ years of progressive accounting/finance experience, including time in Controller, Assistant Controller, Director of Accounting, or senior accounting leadership roles in capital-intensive industries.
  • Comfortable operating as a hands-on individual contributor and as a future team leader.
  • Demonstrated REIT experience required, including REIT-asset and income testing, distribution requirements, TRS structuring, and ongoing REIT compliance.
  • Strong tax leadership background, with hands-on experience leading or co-leading tax compliance in a REIT, real estate, or infrastructure environment, including federal, multi-state, property, and sales/use tax.
  • Strong technical accounting expertise, including: U.S. GAAP and financial reporting, Project accounting and construction in progress (CIP), Capitalization policies and lease structures (ASC 842), Audit-ready financial statement preparation.
  • Proven ability to build and scale accounting infrastructure, including: Designing chart of accounts and reporting frameworks, Selecting and implementing ERP systems and financial controls, Creating repeatable processes in high-growth environments.
  • Experience partnering with capital markets and finance teams, including: Supporting lender/investor reporting requirements, Understanding debt structures, covenants, and capital stack implications, Aligning accounting outputs with underwriting and financial models.
  • Hands-on builder mindset, energized by doing the work yourself in the early months—posting entries, building reconciliations, writing policies, executing REIT testing—while simultaneously designing for scale. This is not an oversight role; it is a build role with a clear path to oversight as the platform grows.
  • Track record of cross-functional leadership, partnering effectively with development, construction, legal, capital markets, and executive teams.
  • High attention to detail combined with strong judgment, balancing rigor, speed, and practicality in decision-making.

Responsibilities

  • Build and run the accounting function as a hands-on operator, personally executing the close, reconciliations, and reporting in the early months while simultaneously designing the scalable processes, policies, and systems that will support the function as it grows.
  • Design and stand up the chart of accounts, reporting hierarchy, and accounting framework for a REIT-structured, capital-intensive data center platform.
  • Own REIT accounting, asset/income testing, and compliance from day one, including quarterly REIT-asset and 95%/75% income tests, distribution requirements, taxable REIT subsidiary (TRS) structuring and reporting, and ongoing maintenance of REIT status in partnership with external advisors.
  • Lead all tax processes, including federal, state, and local income tax compliance, REIT tax reporting, sales/use and property tax across development markets, and entity-level tax structuring as the platform expands.
  • Own the monthly, quarterly, and annual close, including development of a disciplined close calendar, reconciliations, and variance analysis, ensuring timely, audit-ready financials.
  • Design and implement accounting policies and technical frameworks, including capitalization policies, project accounting standards (CIP), lease accounting (ASC 842), and revenue recognition aligned with data center development and operating models.
  • Lead all project/development accounting, including tracking and reporting of capital expenditures (land, design, construction, owner’s costs), ensuring accurate capitalization and alignment with project budgets and milestones.
  • Build and maintain a best-in-class internal control environment, including procure-to-pay workflows, vendor onboarding, approval matrices, and financial governance processes to support institutional capital requirements.
  • Implement ERP and financial systems strategy, including selection, implementation, and optimization of accounting systems driving automation and scalability across finance operations.
  • Develop the KPI and management reporting framework that translates project execution, cost tracking, and operating performance into actionable insights for the CFO, executive team, board, and investors.
  • Partner closely with the CFO and Capital Markets to support: Lender and investor reporting, Covenant compliance and reporting, Cash flow visibility and liquidity planning, Alignment between underwriting models and actual results.
  • Support capital formation and transaction execution, including diligence, financial reporting, and coordination across lenders, investors, legal, and internal stakeholders.
  • Lead audit processes, coordinating with external auditors and advisors to ensure efficient execution and clean audit outcomes.
  • Ensure ongoing regulatory and standards compliance, monitoring and adapting to changes in U.S. GAAP, REIT tax law, and reporting requirements across operating jurisdictions.
  • Present financial reports and analytics to executive leadership, the board, lenders, and investors—connecting project execution and cost tracking to financial performance and capital deployment decisions.
  • Operate as an individual contributor at start, with the opportunity to scale the team over time, hiring and developing accounting staff as the platform brings assets online and transaction volume grows.
