Reporting to the Executive Director, Customer and Commercial Development, the Director, Airport & Commercial Real Estate is a senior member of the Commercial Leadership team with end-to-end accountability for one of Canada’s largest and most strategic airport real estate portfolios. The role leads vision, strategy, and performance of a multi-million-square foot airport land and commercial real estate portfolio, unlocking long-term value through disciplined commercial execution, innovative partnerships, and strong stewardship of airport lands. The Director plays a critical role in enabling the airport’s ambitious growth aspirations while strengthening Toronto Pearson’s position as a cornerstone of Canada’s aviation ecosystem. The Director will work at the intersection of aviation, infrastructure, and commercial real estate, shaping the future of airport-anchored development, attracting new partners, and driving sustainable revenue growth that supports the airport, its airline customers, and the broader economy.

Requirements

  • Post-Secondary degree in Real Estate, Business Management and/or equivalent education and work experience.
  • 10 years’ experience in an aviation commercial real estate environment or similar with demonstrated experience in serving a large and complex customer base.
  • 10 years’ experience in real estate management and development.
  • 7 years’ experience in People Management directly or indirectly through cross-functional teams.
  • Experience in financial analysis, budgeting and forecasting.
  • Experience in directly managing new business development and acquisition/expansion programs.
  • Experience navigating complex organizational change and development programs.
  • Ability to obtain and retain a Transportation Security Clearance.

Responsibilities

  • Set and execute the commercial real estate strategy for the GTAA and its subsidiaries (Airways Centre Inc. and Malton Gateway Inc.), driving value creation, portfolio optimization, and long-term land use and effectiveness of airport lands.
  • Own the financial performance of the real estate portfolio, with full P&L accountability, KPI target setting and achievement, budgeting, forecasting, and disciplined capital delivery.
  • Lead, mentor, and coach the Real Estate team to deliver on commercial real estate program, building on a robust successful portfolio to meet future demands and volumes to the airport as well as transformations anticipated to the airport through emerging trends and behaviours.
  • Develop, negotiate, and execute complex commercial agreements and partnerships, leveraging sound judgement, critical thinking, and market insight to attract best-in-class tenants, developers, and strategic partners.
  • Build credibility and influence across the enterprise and externally, cultivating strong relationships with airlines, public and private partners, municipalities, regulators, and industry stakeholders.
  • Advance the airport’s role as a platform for innovation and growth, enabling new commercial models and partnerships that strengthen Canada’s aviation, logistics, and infrastructure ecosystem.
  • Commit to and deliver on the people leader promise to support and further the business’ vision through building and development of diverse, multi-skilled teams.
  • Serve as the senior relationship owner for tenants and operator stakeholders, acting as the primary interface to advance commercial opportunities, navigate conflict or complex issues, and manage sensitive matters affecting performance, reputation, or operations. Lead regular engagement on performance and business reviews to maximize performance and drive mutual value.
