As part of its growth, Aligned Data Centers is seeking an exceptional Director, Real Estate to manage its expanding powered land development pipeline. This role demands high-throughput transactional execution with meticulous attention to detail, handling deal scales from nine-figure project acquisitions to five-figure easement acquisitions. The ideal candidate will possess an exceptional drive, tactical instinct for "win/win" outcomes, strong communication and presentation skills across diverse stakeholders, and a deep appreciation for reputation. The position requires thriving in a dynamic, ambiguous, high-stakes environment. While data center-specific experience is not required, adjacent-sector energy-related real estate acquisition experience is desired.

Requirements

  • 8+ years of increasing responsibility in high-volume, high-complexity transactional real estate environment
  • Demonstrated experience in execution of property assemblages, easement acquisitions, and multi-owner engagements

Responsibilities

  • With direction from VP and team, initiate & maintain engagement with property owners (either directly or through brokers)
  • Lead negotiations of contracts with owners, coordinating closely with internal stakeholders (Land Enablement, Legal, Finance, Platform Delivery)
  • Develop and coordinate deliverables with internal and external stakeholders
  • Sustained local community stakeholder engagement
  • Real-time update and maintenance of detailed project action & status tracking
  • Identify and originate acquisition opportunities
  • Maintain internal and external Say / Do = 1.0
  • Travel domestically regularly to meet sellers and partners
