About The Position

The (USA) Director, Real Estate, leads strategic planning, financial oversight, and operational execution for cabling and telecom infrastructure supporting new builds, remodels, expansions, and special projects. This role aligns budgets, resources, schedules, and vendor performance with construction milestones while directing contract strategy, compliance, risk management, and stakeholder communication. The Director partners across Construction, Facilities, IT, Real Estate, and external service providers to ensure standards, site readiness, testing, documentation, and turnover completion. By driving continuous improvement, workforce development, and cross-functional collaboration, the Director promotes integrity, operational excellence, and long-term value through safe, efficient, high-quality project delivery across multiple active locations nationwide. About the team: The Cabling team, aligned with Construction, ensures operational readiness by managing structured cabling and telecom infrastructure for new stores, remodels, and expansions. They coordinate with internal teams and external vendors to align low-voltage work with project schedules, budgets, and milestones. Responsibilities include overseeing installation, verifying standards compliance, tracking materials, and resolving site issues. The team supports schedule forecasting, status reporting, and budget awareness while maintaining strong communication with project managers and stakeholders. Their organized approach and consistent execution enable timely, quality delivery of fully prepared sites that support business operations from day one.

Requirements

  • Proven leadership experience in directing real estate operations and managing financial sustainability, including budgeting and cost control.
  • Strong negotiation skills with contractors, government agencies, and partners to secure favorable terms and mitigate risks.
  • Expertise in strategic planning and execution to align business objectives with operational goals.
  • Ability to analyze financial data, forecasts, and operational processes to drive continuous improvement.
  • Experience managing complex deal negotiations from site selection through construction.
  • Skilled in building and maintaining strategic relationships with regulatory bodies and industry stakeholders.
  • Commitment to ethical standards, integrity, and fostering a high-performing team environment.
  • Bachelor’s degree in Architecture, Construction Management, Information Technology, Engineering, or related field and 5 years’ experience in architecture, construction management, engineering, or related area OR 7 years’ experience in architecture, construction management, engineering, or related area.
  • 1 year’s supervisory experience.

Responsibilities

  • Lead cabling strategy for new builds, remodels, expansions, and special projects.
  • Direct budgets, expenditure reviews, forecasting, and budgetary control.
  • Negotiate contracts, labor rates, and change orders to manage cost and risk.
  • Oversee site readiness, installation quality, testing, documentation, and turnover.
  • Partner with Construction, Real Estate, Facilities, IT, vendors, and contractors.
  • Drive due diligence, compliance, and stakeholder relationships, including agencies.
  • Analyze business needs to improve processes, resource alignment, and project outcomes.
  • Develop talent, succession plans, and team capability to support operational excellence.
