About The Position

Action Property Management is seeking a full-time Porter for Perla on Broadway in Los Angeles, California. The Porter maintains the cleanliness and upkeep of the property's interior and exterior common areas, helping keep the grounds clean, safe, and presentable for residents and visitors. The role also supports the Front Desk team by covering breaks and managing and logging resident packages. The schedule is Saturday, 6:30 a.m.–3:00 p.m.; Sunday–Wednesday, 10:30 a.m.–7:00 p.m.; Thursday and Friday off. The posting lists compensation as $22.50 and also displays “$21 - $21 an hour.”

Requirements

Basic knowledge of cleaning techniques, tools, and equipment.
Dependability, punctuality, and a strong work ethic.
Strong attention to detail.
Strong verbal and written communication skills, including the ability to interact professionally with residents, vendors, and team members.

Relevant experience in janitorial, porter, or maintenance work.

Responsibilities

Clean and maintain exterior grounds, including walkways, courtyards, parking areas, entrances, and other outdoor spaces.
Remove litter, debris, and trash from common areas and dispose of it properly.
Clean and maintain outdoor furniture, fixtures, patios, pool decks, and recreational spaces.
Follow safety regulations and use cleaning and maintenance equipment properly.
Set up and break down outdoor areas for community events when needed.
Review emails and receive shift pass-down from the outgoing porter.
Check for reservations, move-ins, move-outs, and events that require inspections.
Conduct daily building inspections from the rooftop down to the first floor.
Identify and report maintenance concerns, misplaced items, cleanliness issues, and work-order needs.
Monitor common areas and parking structures throughout the property.
Cover Front Desk team breaks when needed.
Manage and log resident packages in the package system.
Maintain a visible presence throughout the property to uphold cleanliness and operational standards.
