About The Position

A&K Elite Real Estate Services is seeking a reliable, hardworking, and detail-oriented Custodian / Janitorial Technician to support the cleanliness, appearance, and overall upkeep of a growing portfolio consisting of more than 270 residential and commercial units across 10 properties. This position is responsible for maintaining common areas, assisting with exterior property upkeep, identifying maintenance concerns, and helping ensure a safe, clean, and welcoming environment for residents, tenants, visitors, and staff. This position is ideal for someone who takes exceptional pride in their work and understands that the condition of a property is a direct reflection of the management company. A high level of personal accountability, attention to detail, professionalism, and self-pride is mandatory. We are seeking an individual who consistently holds themselves to high standards and does not require constant supervision to identify areas that need attention. The successful candidate will treat each property as if it were their own and take ownership of maintaining an exceptional appearance throughout the portfolio. The ideal candidate is self-motivated, proactive, dependable, and understands that cleanliness, organization, and curb appeal directly impact resident satisfaction, tenant retention, leasing success, and property value.

Requirements

  • High school diploma or equivalent.
  • Valid driver's license and reliable transportation.
  • Ability to travel between multiple properties throughout the portfolio.
  • Ability to work independently with minimal supervision.
  • Strong attention to detail and organizational skills.
  • Excellent time management skills.
  • Ability to lift up to 50 pounds on a regular basis.
  • Ability to stand, walk, bend, kneel, climb stairs, and perform physical labor throughout the workday.
  • Ability to work outdoors in varying weather conditions.
  • Strong work ethic and commitment to maintaining high standards.

Nice To Haves

  • Prior custodial, janitorial, porter, groundskeeping, or property maintenance experience.
  • Experience working within apartment communities, commercial properties, or property management environments.
  • Familiarity with work order systems and property management software.
  • Basic understanding of building maintenance and safety practices.

Responsibilities

  • Clean and maintain common areas including hallways, lobbies, stairwells, elevators, laundry rooms, fitness centers, community rooms, leasing offices, and other shared spaces.
  • Sweep, mop, vacuum, dust, and sanitize floors and surfaces.
  • Clean and disinfect restrooms and replenish supplies as needed.
  • Remove cobwebs, fingerprints, smudges, stains, and debris from common areas.
  • Clean interior glass, windows, mirrors, doors, and entryways.
  • Maintain laundry facilities and report equipment concerns.
  • Monitor and maintain cleanliness of package rooms, storage areas, utility rooms, and maintenance spaces.
  • Assist with apartment turnover cleaning and preparation as needed.
  • Ensure all interior spaces consistently meet company cleanliness standards.
  • Pick up litter and debris throughout property grounds.
  • Empty exterior trash receptacles and maintain dumpster and recycling areas.
  • Sweep sidewalks, parking lots, garages, entrances, and walkways.
  • Maintain building entrances to ensure a clean and welcoming appearance.
  • Perform snow and ice removal from sidewalks, entrances, stairways, and designated areas during winter weather events.
  • Monitor exterior lighting and report outages or damaged fixtures.
  • Assist with maintaining the overall curb appeal of all assigned properties.
  • Conduct routine inspections of common areas and property grounds.
  • Identify and report maintenance concerns, safety hazards, vandalism, lease violations, and potential liability issues.
  • Submit work orders through company software when maintenance issues are identified.
  • Report supply shortages and equipment needs promptly.
  • Assist with documenting property conditions through inspection reports and photographs.
  • Notify management of any concerns requiring immediate attention.
  • Interact professionally and courteously with residents, tenants, vendors, visitors, and staff.
  • Provide excellent customer service while maintaining professional boundaries.
  • Assist maintenance staff with property preparation for inspections, tours, vendor visits, and special events.
  • Respond promptly and professionally to management requests and operational priorities.
  • Help ensure residents and tenants have a positive experience within the communities we manage.
  • Follow all company safety policies and procedures.
  • Properly handle and store cleaning chemicals and equipment.
  • Maintain OSHA-compliant work practices.
  • Utilize personal protective equipment (PPE) when required.
  • Maintain clean, organized, and safe janitorial storage areas.
  • Immediately report safety concerns, accidents, or incidents.
