About The Position

This position involves leadership and hands-on custodial work. The Custodial Worker III will receive assignments from a Supervisor, which may include working alone or with a small group, and overseeing the work of others while working alongside them. This role directs, leads, and/or coordinates the work of other custodial employees, assists in their continuous training, and monitors their daily work. Responsibilities include ordering supplies, managing equipment inventory and budget, and participating in discussions with employees regarding performance and behavioral issues. The Lead Worker supervises the work group in the absence of the Custodial Supervisor and manages processes and phases in AiM, assigning work orders. The role also includes cleaning and maintaining various areas such as halls, offices, shops, classrooms, labs, restrooms, and more, using appropriate equipment and procedures. This includes sweeping, dusting, mopping, operating floor care equipment, reconditioning floors, spot washing, cleaning walls and doors, and emptying trash. Maintaining floor coverings through vacuuming, burnishing, and carpet encapsulation is also a key function. The position requires adherence to chemical cleaner and power equipment usage procedures, mixing cleaning solutions, cleaning entrances, patios, concourses, and spot cleaning interior and exterior glass. Cleaning ceiling lights, vents, waste cans, and water fountains are also part of the duties. The role requires notifying building managers of needed repairs and maintaining battery-powered equipment. A Class E Driver's License is required, along with adherence to Building Services Standard Operating Procedures and Facilities Services Policies. A criminal background check and physical examination are mandatory.

Requirements

  • Completion of ninth grade
  • Two years of relevant experience
  • Requires Class E Drivers’ License
  • Required to follow and adhere to all Building Services Standard Operating Procedures, and Facilities Services Policies and Directives.
  • Criminal background check and Physical examination required.

Nice To Haves

  • High school diploma
  • Two (2) years of commercial custodial experience.
  • Knowledge of commercial cleaning procedures and techniques.
  • Experience with Aim, Kronos, and Microsoft Office (Word, Excel, Outlook, PeopleSoft).
  • Experience managing large and multiple crews and operations
  • Experience positively managing and motivating a diverse workforce
  • Experience interfacing and providing customer service that aligns with Building Services’ values and vision
  • Experience working collaboratively and cooperatively in a team environment
  • Floor care training and experience (hard surfaces and carpets).
  • Experience in electrical, plumbing, carpentry, and painting.

Responsibilities

  • Assists new employees with inputting time-off requests as needed.
  • Supervises the work group in the absence of the Custodial Supervisor.
  • Manages processes and phases in AiM and assigns work orders.
  • Cleans and maintains daily all halls, offices, shops, classrooms, conference rooms, labs, gym areas, locker rooms, restrooms, and elevators.
  • Sweeps, dusts, dust-mops, wet-mops, spot-mops, and operates floor care equipment such as scrubbers and burnishers.
  • Performs reconditioning of floors (shower scrub and topcoat) and spot washing and cleaning of walls, doors, and partitions.
  • Empties trash.
  • Cleans and maintains all floors and floor coverings, including vacuuming, burnishing, and encapsulation of carpets.
  • Follows procedures for the use of chemical cleaners and power equipment to prevent damage to floors and fixtures.
  • Mixes water and detergents in containers to prepare cleaning solutions according to specifications.
  • Cleans all entrances, steps, patios and concourses.
  • Spot cleans and cleans all exterior and interior glass surfaces of all assigned buildings.
  • Cleans ceiling lights and vents.
  • Empties and cleans all waste cans, trashcans, recycle bins, water fountains, etc.
  • Properly maintains battery powered equipment to include checking battery water levels monthly.
  • Notifies building managers concerning the need for major repairs or additions to building operating systems.
