About The Position

This role is responsible for the optimal functioning of critical operations within a facility, focusing on mechanical and HVAC systems. The technician will perform system monitoring, preventive and corrective maintenance, incident response, and ensure safety and compliance. A key aspect of the position is troubleshooting and maintaining various mechanical systems, including AHUs, RTUs, FCUs, VAVs, CRAHs, CRACs, Chillers, Cooling Towers, pumps, motors, and associated control devices. The technician will also interpret technical drawings, assist with system upgrades, and maintain documentation.

Requirements

  • High School Diploma or General Education Degree (GED).
  • 3–5+ years of hands-on operational experience in a critical environment (Data Centers, Hospitals, Financial Trading Hubs, or Telecom Central Offices).
  • Demonstrated ability to read and comprehend complicated blueprints, electrical schematics, mechanical drawings, and technical specifications.
  • Thorough understanding of HVAC system design principles, dynamic balancing, and fluid distribution systems.
  • Proficiency with Building Automation Systems (BMS), control device wiring/programming, and CMMS work order software.
  • Strict adherence to strict change-management workflows and approved Methods of Procedure (MOPs).
  • Understanding of redundancy strategies (N+1, 2N).
  • Structured troubleshooting skills to determine root cause of faults (using 5 Whys, Fishbone diagrams, etc.).
  • Ability to make sound, methodical decisions during high-stress mechanical faults or equipment failures.
  • Ability to translate complex technical issues into plain language for non-technical stakeholders.
  • Vigilance in detecting subtle anomalies before they cause an outage.

Nice To Haves

  • Associate’s or Trade School degree.
  • EPA Refrigerant Certification: Universal / CFC Certification for handling commercial refrigeration equipment.
  • Stationary Engineer License or HVAC license.

Responsibilities

  • Perform tests, rounds, and data analysis to ensure optimal functioning of critical operations, including chilled water systems, electrical distribution systems, building automation systems, and monitoring systems.
  • Monitor and operate Building Automation Systems (BMS) to verify proper operating parameters, make approved adjustments, manage alarms, perform manual overrides, or switch to backup systems.
  • Perform scheduled preventive maintenance (PMs) such as filters, belts, lubrication, and mechanical checkups using CMMS/work order software.
  • Lead emergency response efforts during power outages, equipment faults, or utility anomalies, and conduct Root Cause Analysis (RCA) to implement long-term corrective actions.
  • Write, review, and execute Methods of Procedure (MOPs), Standard Operating Procedures (SOPs), and Emergency Operating Procedures (EOPs) for critical work.
  • Enforce safety standards, including Arc Flash safety, Lockout/Tagout (LOTO) protocols, NFPA 70E compliance, and local codes.
  • Coordinate with outside contractors, vendors, and specialists for specialized repairs, ensuring proper approvals and keeping detailed logs.
  • Monitor electrical load distribution, system redundancy (N+1, 2N), power usage effectiveness (PUE), and overall capacity planning.
  • Troubleshoot mechanical systems, AHUs, RTUs, FCUs, VAVs, CRAHs, CRACs, Chillers, Cooling Towers, pumps, motors, sensors, transmitters, actuators, relays, controllers, and field devices.
  • Make approved adjustments to system setpoints, schedules, sequences of operation, and control parameters.
  • Review and interpret control drawings, mechanical plans, electrical diagrams, sequences of operation, and system schematics.
  • Perform preventative maintenance and functional testing of mechanical systems.
  • Assist with system upgrades, installations, integration projects, and commissioning of new equipment.
  • Maintain organized controls documentation, drawings, backups, programming files, and equipment records.
