As Controller, you will be responsible for overseeing the financial operations of multiple properties within a designated region. Your primary role involves ensuring accurate financial reporting, implementing internal controls, and providing strategic financial guidance to optimize performance across all properties. Reports to Regional Director of Finance Key Responsibilities: 1. Financial Management: - Oversee the financial activities of multiple properties, including budgeting, forecasting, and financial analysis. - Ensure compliance with accounting principles, regulatory requirements, and company policies. - Monitor financial performance metrics and provide insights to drive decision-making. - AOAO & Condominium Hotel Financial Management Oversee financial operations related to AOAO (Association of Apartment Owners) and condominium hotel properties. Prepare and distribute owner financial statements and unit owner reporting. Coordinate the calculation and payment of applicable owner-related taxes in compliance with regulatory requirements. Manage maintenance fee billing, tracking, and collections for AOAO properties. Maintain accurate records of owner accounts, receivables, and distributions. Provide financial coordination and reporting support to AOAO boards, property management, and unit owners. 2. Team Leadership: - Lead and mentor a team of accountants across various properties. - Foster a collaborative and high-performing work environment. - Provide guidance, training, and professional development opportunities to team members. 3. Financial Reporting: - Prepare and review financial statements, variance analyses, and other financial reports. - Ensure accuracy and timeliness of financial reporting processes. - Communicate financial results to management and stakeholders effectively. 4. Internal Controls: - Develop and implement internal control procedures to safeguard assets and ensure compliance with financial regulations. - Monitor adherence to internal controls and address any deficiencies identified. 5. Budgeting and Forecasting: - Coordinate the budgeting and forecasting process for each property within the region. - Analyze budget variances and recommend corrective actions as needed. - Assist in long-term financial planning and strategic decision-making. 6. Audit and Compliance: - Liaise with external auditors and facilitate the audit process for all properties. - Ensure compliance with audit requirements and address audit findings in a timely manner. - Stay abreast of changes in accounting standards and regulatory requirements. 7. Financial Systems and Processes: - Evaluate and streamline financial systems and processes to improve efficiency and accuracy. - Identify opportunities for automation and optimization of financial workflows.
