About The Position

Louis Ptak Construction (LPC) is seeking established company owners or owner-operators with a current California Class B General Building Contractor license to join their network of licensed independent contractors. This opportunity is for high-end residential small projects, service, and warranty work across the Bay Area. It is a 1099 independent contractor role, not a full-time employment position, offering flexibility to manage your own business, schedule, and availability while taking on additional project opportunities. LPC expects to engage 2 to 3 contractors for territories including North Bay, San Francisco area, and the Peninsula. This is a strong fit for licensed Bay Area contractors who enjoy high-quality residential work, value flexibility, and want access to additional small project and service opportunities without stepping into a full-time employee role. LPC offers the opportunity to support exceptional homes and discerning clients while contractors continue to operate their own businesses on their own terms. Accepted assignments may include service calls, small repair scopes, punch list work, client-requested improvements, warranty work, and small project support in occupied, high-end homes. Contractors should be comfortable assessing issues, identifying the right path forward, completing hands-on work when appropriate, and coordinating licensed trades when the scope requires specialty support.

Requirements

  • Current, active California Class B General Building Contractor license.
  • Experience in high-end residential service, remodeling, repair, foreman, superintendent, or small project experience.
  • Ability to work independently, troubleshoot issues, and complete work with limited oversight.
  • Professional, client-facing communication style and comfort working in occupied homes.
  • Clean and reliable vehicle and ability to travel within the Bay Area for accepted work.
  • Strong protection standards, punch list closeout, and client communication.

Responsibilities

  • Assess client issues on-site, confirm scope, identify materials or trades needed, and communicate next steps clearly.
  • Complete common residential service and repair work, including finish carpentry, patch and paint, hardware, minor framing, general building repairs, and closeout items within your license and experience.
  • Protect finished surfaces, maintain clean work areas, and deliver a white glove service experience in occupied homes.
  • Read basic plans, lay out small scopes, and coordinate subcontractors or specialty trades when needed.
  • Document work, decisions, before and after photos, and completion status in LPC-requested systems such as Procore Punchlist or Teams when applicable to the assignment.
  • Maintain safe work practices and meet LPC quality expectations while preserving independent control over how contracted work is performed.
